Role Objectives & Responsibilities
The Maintenance Tech III responsibilities include assisting in the maintenance of the physical condition of the property according to company operating and safety standards.
- Provides training and mentorship to other technician roles, as well as guidance on technical issues, maintenance and repair questions, and troubleshooting
- Handles advanced repairs and maintenance tasks, ensuring timely & effective resolutions to work orders and resident issues
- Diagnoses and addresses intricate issues related to plumbing, electrical systems, HVAC, appliances, and a broad range of residential maintenance tasks
- Collaborates with leadership to review existing processes and to support the implementation of new initiatives; focused on efficiency, saleable opportunities, cost-effectiveness, and best practices
- Performs repairs to a high standard of quality to productivity standards
- Acts as a quality reviewer for members of the team; participates in quality feedback delivery and calibration sessions
- Maintains accurate records in all systems, generating comprehensive reports of work completed using digital tools and systems
- Assists in team training to enhance team-level skills and knowledge
- Fosters a collaborative and productive team environment
- Strong communication skills; regularly interacts with residents' internal and external customers both in person and through digital communication
- Dedication to providing exceptional customer service and addressing concerns promptly, according to policy and procedure
- Thoroughness in inspecting, diagnosing, and addressing issues
- Willingness to engage in continuous learning and development; maintains certifications and required licensure
- Capacity to make informed decisions independently and under pressure; escalating where appropriate
- Strict adherence to safety protocols and a commitment to creating and maintaining a safe work environment
- Adheres to all fleet and driving policies
- Ability to work collaboratively as a leader within the team, fostering a positive and cooperative work atmosphere
- Supports the pilot and build-out of resident and third-party saleable services completed through the Field Services organization
- Maintains vehicle inventory of tools, supplies, and other equipment
- Adheres to all purchasing and authorized buyer policies and procedures
- Oversees and coordinates larger Turns and Renovation projects
- Performs work according to the schedule
Requirement Knowledge & Experience
- High school diploma or GED equivalent
- Skilled in household maintenance
- Multi or single-family experience required
- Understanding and ability to utilize powered and non-powered tools to complete repairs
- Must possess own hand tools
- Lift over 50 lbs. as part of daily function
- NATE HVAC certification preferred
- EPA 608 Certification - Universal or Type1 and Type 2 required
- Must be able to work in environmentally and physically challenging working conditions
- Valid Driver's License and insurance which must be maintained during employment
- Must live in and maintain an address in the required zone(s) where hired

- Superficial foundation/sidewalk repairs
- Ice/snow removal (if applicable, depending on location)
- Cleaning
