Job Position: Assistant Service Technician
Supervisor: Community Manager & Senior Maintenance Technician
FLSA Status: Non-exempt
Job Description: To ensure efficient daily operations of the grounds, buildings, equipment and inventory.
Primary Duties and Responsibilities: Responsibilities are to include the following but are not limited to the job functions as outlined below. Additional tasks may be assigned as deemed necessary to the productivity of the site and management company.
- Maintenance of all inventory and equipment owned by the property/Management company
- Upkeep of exterior building and insurance of proper repair
- Responsible for ensuring OSHA (Occupational Safety & Health Act) standards and company safety policy are always complied with
- Timely response to service requests, Market Readies, etc.
- Reporting of any unusual or extraordinary circumstances regarding property, employees or residents
- Must always maintain the required property uniform and ensure a professional appearance including attitude .
- Responsible for installation of all appliances and warranty assurance as dictated.
- Installation or repair of all plumbing.
- Must have the capability to perform routine electrical repairs.
- Responsible for all duties necessary for maintaining HVAC equipment.
- HVAC certification preferred within the first six months of employment.
- Cleans grounds and removes litter.
- Spreads salt on public passageways to prevent Ice buildup.
- Seasonal upkeep and cleaning of the pool and decking
- Responsible for installation of all annual flowers and watering
- Must always be courteous and professional to internal and external clients
- Responsible for thorough knowledge of Management Company and all policies and procedures.
- Responsible for abiding by all policies and procedures as outlined in the Employee Handbook and Policies and Procedures Manuals to include adherence to Fair Housing and Equal Opportunities.

Education and/or Experience: High school diploma or general education degree (GED) or three to four months related experience and/or training, or equivalent combination of education and experience.
Certificates, Licenses, Registrations: None Required, however it would be helpful to have HVAC certification and Certified Pool Operator.
