Job Title: Property Management Maintenance Technician
Compensation: $20 - $24/Hour Exceptional benefits package, including health, dental, vision, retirement and daycare benefits.
Position Description:
The Maintenance Technician position is responsible for maintaining the day to day operations and assume responsibility for maintaining the physical asset of the property under the direct supervision of the Resident Manager/Leasing Agent. Performs highly diversified duties to troubleshoot, repair and maintain single family, multifamily and commercial properties. Performing the duties of this job all while adhering to safety procedures in all aspects of repair and maintenance efforts.
Essential Functions/Accountabilities:
- Responsible for the completion of all maintenance and repairs service requests as assigned.
- Complete unit turn “make-ready” process of vacant multi-family, single-family or commercial units to a rent-ready condition.
- Work within expense limits established.
- Maintain inventory controls for cost effective operations.
- Schedule and complete preventative maintenance.
- Coordinate special projects as directed by the Management teams or Owners.
- Assist in monitoring all work being performed by outside contractors.
- Responsible for 24-hour emergency maintenance/repairs service as scheduled.
- Monitor and maintain all building systems as assigned.
- Complete grounds maintenance work as directed by Management teams or Owners which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas.
- Responsible for alerting the Management Agents of any unusual occurrences related to property liability, damage or other that would affect the property asset or its residents or staff.
- Maintain a professional courteous manner with all residents, vendors, contractors, owners, and fellow employees.
- Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
- Ensure compliance of all work-related activities in a fair, ethical, and consistent manner.
- Follow established company policies and those outlined in the Property Management Handbook.
- Knowledge of painting and drywall repairs. Ability to paint apartments, homes, exterior painting and curbs in a timely and cost-effective manner.
- Ability to complete basic landscaping, including sprinkler repair/replacement.
- Properly able to troubleshoot/assess and repair appliances, light fixtures, and faucets.
- Install ceiling fans, light fixtures, and thermostats
- Make basic plumbing repairs.

Work Environment:
- This job mainly operates in the field with some exposure in the professional office environment. This role routinely uses a vehicle to transport between sites, with frequent exposure to various environmental conditions.
Position Type/Expected Hours of Work:
- Example: This is a full time at will position, and work hours are typically Monday through Friday 8:00 a.m. to 5:00 p.m. Occasional evening and weekend work required.
Additional Eligibility Qualifications
- HVAC Certification a plus
Minimum Requirements:
- High school diploma or equivalent
- Three to five years repair/maintenance experience required
- Basic or advanced industry knowledge and experience in heating/air, electrical, plumbing, mechanical, irrigation, appliance and other general repairs required
- An AA degree in mechanical, electrical, or industrial maintenance a plus
- HVAC certification preferred
- A valid California driver’s license and auto insurance
