RADCO Residential is seeking a Maintenance Technician to join our incredibly talented team. The Maintenance Technician plays a critical role in the operations of our communities. In fact, it is one of the most important aspects of the resident experience. The Maintenance Technician reports directly to the Maintenance Supervisor. Responsibilities:
- Conduct all business in accordance with state and federal regulations (Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).
- Be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.
- Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager.
- Diagnose and perform minor or routine maintenance or repair, to include HVAC troubleshooting and pool maintenance, if applicable.
- Remove and transfer appliances and equipment to/from storage area to apartment as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to dumpster.
- Complete all service requests within 24 hours, unless the request requires extraordinary parts or labor.
- Perform on-call emergency service requests when scheduled. When on call, emergency after hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. On call bonus incentives will be provided.

- Communicate clearly and professionally with residents, prospects, and visitors.
- Read/listen and respond to resident requests and/or concerns in a calm, supportive, and timely manner.

- Exhibit a sense of care and urgency with assigned work orders.
- Attend and assist in resident activities and functions during or after hours as needed.
Qualifications, Experience, and Education/Certification Requirements:
- Minimum of 1-3 years of maintenance experience, preferably in multi-family.
- CPO certification is preferred
- HVAC/EPA certifications Type I and 11 or Universal for refrigerant recycling is required.
- Possess proven knowledge of carpentry, electrical, plumbing, appliance repairs, roofing repairs, and other general maintenance skills.
- Possess strong time management, prioritization, and organizational skills
- Detail-oriented and exhibits pride in quality of work
- Takes initiative and self-motivated to complete tasks at hand
- Must be available to work nights, holidays, and weekends, as scheduled for on-call service requests.
- Knowledge of Federal, State and Local Fair Housing laws, OSHA and EPA regulations.
- Valid driver’s license may be required based on property size and potential need for use of a golf cart.
- Position requires individuals to furnish their own reliable transportation to fulfill the job’s functions.
Physical Requirements:
- Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling and handling of materials. Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools or controls.
- May be required to work atop of buildings or on roofs, as needed.
- Must be able to work from heights using ladders, scaffolds or lifts.
- Must be able to carry, move, transport, position, install, remove or continuously lift weight up to 75 lbs.
- Must be able to shovel snow, plow and salt or use ice melt, as needed.
- Must be able to work with majority of exposure to outdoor weather conditions.
- Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried, and the weight of tools and supplies stored on the ladder.
- Worker is regularly required to sit, talk, see and hear. The ability to communicate, speak and understand clearly is required most of the time.
