Job Description
We are looking for a Maintenance Technician who is willing to learn and grow with our company! If you are a team player, organized, self-sufficient, professional, and love fixing things we want you! We are looking for someone who knows plumbing, paint and wall prep, electrical, appliance repair, and has enough knowledge to fix just about anything and everything. Someone who is willing to go above and beyond for our team and isn't afraid to get their hands dirty! Below is a list of job duties for the position of Maintenance Technician. Responsibilities include but are not limited to:
- Inspect properties and maintain groundskeeping needs. Pick up trash, dog waste, etc.
- Completion of work orders daily. Ensure timeliness, accuracy, and good workmanship.
- Work with supervisor to ensure priorities are handled each day and week.
- Schedules, monitors, and performs preventative maintenance and single-family home and apartment turnover.
- Assist on-site maintenance staff and participates in diagnosing problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances.
- Responds to resident maintenance issues and repairs by responding promptly and professionally (on-call)
- Inspects apartments before and after move-in and move-outs, as well as after the apartment has been turned.
- Performs property inspections on a regular basis in order to maintain cleanliness and identify problems.
- Inspects buildings and grounds to ensure safety and cleanliness.
- Assist in managing vendor selection and vendor relations, so as to ensure quality performance.
- Obtains bids from outside contractors as well as oversees contractor work for completeness.
- Assists in preparing and monitoring maintenance budget to ensure expense control.
- Purchase of maintenance supplies for the portfolio while staying within the planned budget.
- Reviews, prepares, and submits property invoices or receipts accurately and in accordance with established guidelines.
- Some knowledge on billing back labor and parts while working with a bookkeeper to capture reimbursements and revenues.
- Communicates with supervisor regarding the overall maintenance function at the property.
- Excellent customer service skills to prospects, tenants, and vendors.
- Promote and participate in Company-sponsored training programs.
- Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
- Complies with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local laws.
Requirements
· High school diploma or equivalent is required.
· At least 3 years of experience in the property management industry or equivalent experience in home repairs/renovations.
· Clear understanding of all basic office supplies – fax machine, printer, computer/iPad, etc.
· Clear grasp of federal fair housing laws and any applicable local housing provisions.
· Ability to read, write, understand, and communicate in English.
· Proficiency at Microsoft Office Suite and ability to quickly learn other software applications.
Must have basic tools to handle basic repairs.
· Exceptional customer service abilities.
· Ability to communicate and dress in a professional manner.
· Ability to handle conflict resolution with both residents, owners, and staff.
· Ability to prioritize, set, and meet deadlines.
· Occasional travel may be required.
Physical and Mental Requirements
· Employee must be able to lift and or move, up to 45 pounds.
· Stand/walk/sit for long periods of time.
· Climb stairs.
· Lengthy periods of standing, walking, and/or sitting.
· Ability to work well under high-pressure situations.
· Ability to work autonomously and in a team environment.

Required Licenses
· Driver’s license and proof of automobile insurance.
Working hours: Monday-Friday 8am-5pm / May require weekends and holiday hours – requires flexibility.
