GENERAL SCOPE: To work under the direction of the Facility Services Manager to oversee the daily activities of the maintenance and grounds staff of the Summit/Wolk Manor/The Lodge. The Maintenance Team Leader will train new and existing maintenance and grounds staff in all tasks including but not limited to electrical, mechanical, plumbing, HVAC and repair related tasks.

Duties include but are not limited to staff training, performing routine maintenance tasks, troubleshooting equipment, working with contractors, assisting the Facility Services Manager with ordering parts and inventory control, assigning and performing maintenance work orders,  assigning and performing preventive maintenance tasks, performing routine and emergency repairs as needed and performing any special projects as assigned. This is a “hands on” position and one that works along-side the mechanics and grounds staff daily in performing all duties as assigned.

The Maintenance Team Leader may also assist the Facility Services Manager with in-house remodeling projects, repairs, capital projects, major mechanical renovation and warranty claims. This position is also responsible for apartment preparation and quality control for new admissions and transforming the apartments into “Brand New” condition prior to the move in of a new resident.

EDUCATION / QUALIFICATION: High school or trade school diploma required with vocational training HVAC, electrical and plumbing.  Must be able to communicate clearly in written and oral forms and to understand and comprehend written and oral communication.  Must have current, valid NYS driver license.

ESSENTIAL FUNCTIONS:

  • Assist the Facility Services Manager in the supervision of all maintenance and grounds activities needed to provide a quality environment for the Summit/Wolk Manor/The Lodge residents.
  • Assesses the work orders and assigns the appropriate staff. Follows up to assure all work is satisfactorily completed. 
  • Insures all required departmental documentation is completed as required. This includes but is not limited to: the Weekly Planner, Daily Rounds sheet, preventive maintenance records, work requests, projects, water temps, equipment inspections, fire pump, fire system tests and inspections, generator tests and general department records.
  • May assist with interviewing perspective maintenance employees, provide input for performance appraisals and reports, attend departmental staff meetings and attend committee meetings as directed by the Facility Services Manager.
  • Advises the Facility Services Manager when contractor services may be required.
  • Is familiar with all NYSHD, NYCRR codes, NEC, Life Safety Code, OSHA and other regulatory guidelines.
  • May have contact with contractors, vendors, staff and visitors to resolve concerns and evaluate information.
  • Trains maintenance and grounds staff in the requirements of their position and in other topics relating to the maintenance and grounds professions.
  • Makes daily rounds of buildings and grounds to assure that maintenance and grounds personnel are performing required duties to standards. Assures that appropriate procedures are being followed and enforces all disciplinary guidelines for employees set forth in the JSL Employee Handbook as needed.
  • Trouble-shoot and repair all systems and equipment in the facility.
  • May be asked to oversee the activities of the housekeeping staff in the absence of both the Housekeeping Team Leader and Facility Services Manager.
  • Acts in a professional manner at all times and treats others with respect.
  • Follows all facility, departmental and other rules, regulations and policies and procedures at all times.
  • Keeps all work areas neat, clean, well-organized and safe at all times. This includes any place work is performed.
  • May be asked to submit capital budget suggestions for needed equipment to the Facility Services Manager and provide supporting documentation.
  • Maintain professional competence through on-going training and orientation.
  • May make employee counseling recommendations to the Facility Services Manager and SR. VP Housing.
  • May work non-routine hours to facilitate the completion of special projects and work.
  • Reviews new product information on a regular basis to remain current on the field.
  • Follows all prescribe OSHA safety regulations.
  • Assure that maintenance and grounds personnel follow established safety regulations in the use of equipment and supplies.
  • Maintain confidentiality of all resident information.

EXPERIENCE: Must have three to five (3 – 5) years’ experience as a mechanic with one-year leadership experience preferred and preferably in a health care or hotel setting.  Knowledge of boilers, compressors, generators, as well as electrical, plumbing and HVAC systems with ability to interpret blue prints.  Knowledge of building and safety codes and experience with MS Office and MS Outlook preferred.
