The Maintenance Supervisor provides administrative & field support to ensure efficient operation of the maintenance department. This position supports managers and employees through a variety of tasks related to organization and communication, vendor management, quality control, and completion status of all tasks under the maintenance department. This includes but is not limited to, work orders, unit turns, preventative maintenance projects, special projects, building or unit inspections, and employee management.
Job Details:
Perform maintenance and repairs on apartments including but not limited to:
Have advanced appliance repair, plumbing and electrical repair, and problem solving skills.
Basic interior repair skills such as painting, carpentry, and drywall work.Assist Maintenance Operations Manager in developing Policies & Procedures for internal workflows related to maintenance.
Communicate with other departments for status update on maintenance projects and tasks.
Schedule and manage vendors including ensuring access, building knowledge, and quality control.
Maintain maintenance supply inventory by checking stock to determine inventory level; anticipating needed supplies; placing and expediting orders; verifying receipt of supplies.
Offer mentorship and training opportunities for other technicians and apprentices as needed.
Routine tidying, cleaning, and adequate inventory of maintenance supplies.
Assist with planning and execution of all preventative maintenance programs.
Inspect Unit Turns for quality assurance, change locks as needed, and prepare for resident move-in.
Inspect and assess units at move-out. Schedule vendors as needed, provide chargeback estimates, and repair lists to managers and other technicians as needed.
Properly utilize and ensure proper completion of all tasks in management software.

Requirements include:
- MUST have a advanced knowledge of residential maintenance including plumbing, electrical, drywall, painting, pressure washing and carpentry. Appliance diagnostic & repair work also a plus!
- Valid Driver's License
- Must have 5+ years of Maintenance Experience
- Must be a good communicator and have a positive attitude to work and people
- Reliable and punctual attendance
- Must be able to meet physical requirements of the job (minimum lift 50 lbs; on feet majority of day)
- Must be available for a rotating on-call schedule
- Comfortable with roof & ladder work
- Comfortable with technology and willing to use it as required
- High school education.
- Related experience or training.
- Experience in customer service.
- Experience in leadership and project management.
- Proficient in Microsoft Office & GSuite.
- Preferred Education and Experience
- Appfolio Experience
- Post HS education or related certifications.
