Job Description
MAINTENANCE JOB DUTIES
Candidates must have 1 year or more of Maintenance and or General Labor Experience and be available to work Monday-Friday 8 am-5 pm with some weekends on call.
Preventive Maintenance:
- Clean and maintain pool
- Checks and replaces exterior lighting on a weekly basis
- Walk the properties to check for any safety conditions or damage to the property
- Prep the property per season (winterizing)
Daily Duties:
- Respond to 24-hour maintenance emergency calls
- Physically walks the properties every morning and removes litter, debris, cigarette butts and pet droppings from the grounds including bushes and grass areas.
- Remove animal droppings from pet areas, empty waste stations that are around the property and replenish doggy bags
- Clean up all debris in dumpster areas and sweep or pressure wash as needed
- Turn vacant units when scheduled
- Completes work orders within 24-48 hours
- Assist with various physical tasks as directed (tearing down fencing, digging holes, carrying abandoned property)
- Clean and organize shops and garages
- Assist with Landscaping as requester by manager
- Fix/Replace damaged signs and banners on the property
- Performs all tasks in a neat and efficient manner. This includes cleaning all brushes, rollers, tools, and equipment. Returning all said equipment to their designated storage facility at the end of each day.
Turning Units:
- Change locks, re key, make keys
- Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dump trailer when necessary
- Checks all lights and replaces as necessary
- Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, etc.
- Checks applicable appliances and notifies maintenance supervisor of any problems
- Checks faucets sink plugs and repairs/replaces as necessary. Performs exterior repairs as needed.
- Repairs/replaces blinds and ceiling fans
- Transfers paint buckets and supplies to units from storage and vice versa
- Repairs holes in walls and paints as needed
- Completes required forms regarding the turn and paint of the unit
- Works in a fast-paced manner

Safety Responsibilities:
- Learn and ensure compliance with all company, local, state, and federal safety rules.
- Ensures that unsafe conditions are corrected in a timely manner.
- Use protective equipment when necessary, following all safety procedures
Additional Requirements:
- Attendance is an imperative job function.
- Employees must comply with policies, rules and procedures of the company, including those set out in the Employee Handbook or otherwise communicated (verbally or writing) to employees.
- This position requires being outdoors in all conditions for extended periods of time.
- This position requires lifting heavy objects 50 pounds or more, working with power tools, climbing ladders, bending, squatting, kneeling, pushing, and pulling
- This position requires frequent exposure to paint or cleaning solvents, adhesives, paint fumes etc.
- This position requires reliable transportation
- This position requires a cellular device to be used for communication throughout the workday
- This position requires that we obtain a background screening prior to hiring
