Education: High School Diploma or general GED and one year related experience and /or training: or equivalent combination of education and experience
Minimum knowledge, skills and abilities required: Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers and employees of organization. Ability to add, subtract, multiple and divide in all units of measure, using whole numbers, common fraction, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations
Position Summary:
Perform maintenance, testing, and repair work on all properties including plumbing, electrical, fire equipment, heating, air conditioning and refrigeration facilities and equipment; assume independent responsibility for the overall maintenance of assigned facilities during second and third shifts, weekends, and holidays.
Duties and Essential Functions Include:
Respond to emergency maintenance calls after normal shop hours and on weekends and holidays; perform necessary repair work, which may include temporary repairs sufficient to secure the systems and facilities until permanent repairs are feasible; notify appropriate personnel if further action is required; log all calls received and document action taken.
Conduct periodic inspections of designated buildings and equipment; when necessary, repair and perform preventive maintenance on general building facilities including electrical, mechanical, HVAC, refrigeration, and communication systems.
Respond immediately to fire alarm systems; disengage electrical, water, or gas systems to protect building occupants and property; assist in removing patients, personnel, or equipment as needed. Initiate and maintain a fire and safety program to include the control of flammables and fire safety education throughout the departments.
Assist with minor or major repairs to electrical, plumbing, heating, HVAC and refrigeration equipment as needed.
Perform yard maintenance including raking, mowing, and landscaping repairs and upkeep. Remove snow and ice in the winter.
Advise management of general condition of facilities and equipment and any unusual problems or concerns that may arise; make recommendations for facilities improvements or upgrades.
Maintain appropriate documentation of maintenance and repair records to ensure compliance with applicable regulations and codes.
Unlock and secure the Hospital and facilities; monitor, activate and reset automatic security systems when necessary; repair broken locks and maintain keys to all buildings and facilities. Perform other related duties incidental to the work described herein.

• Occasionally required to climb ladders and is routinely required to climb stairs

• While performing the duties of this job, the employee may occasionally be exposed to high, precarious places, outside weather conditions, fumes or airborne particles, toxic or caustic chemicals, and risk or electrical shock. The noise level is moderate. Employee frequently required to reach with hands and antis and stoop, kneel, crouch or crawl
• Ability to communicate effectively, both oral and written, with employees, management and customers. Ability to read and comprehend instructions, correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one- on-one and small group situations to customers, clients, and other employees of the organization. Ability to communicate effectively and respond appropriately in routine and emergency situations. Must respect the privacy of patients and maintain the confidentiality of any patient information related to their treatment. Ability to complete daily records, logs, time sheets, and required reports
• Valid Iowa driver's license and a driving history acceptable under the guidelines of the Safe Driving Policy required; license or certification in a related trade will be required if assignment is to a specific discipline where license is available, such as electrical or plumbing
