TBD Management is the property management division of Wan Bridge Group, a Texas-based premier community manager for single-family build-to-rent (BFR) neighborhoods. TBD Management currently has hundreds of homes under management with an additional 2,000 homes expected to be taken over by the end of 2023 in Houston, Dallas, and the Austin area

Summary
A Leasing Specialist should focus their efforts on the attraction of qualified tenants to his or her community. You will interact with incoming prospects and match their needs to the perfect home. Your duties will also include exceeding the expectations of the current residents while supporting the property needs. Our Leasing Specialists are critical to building our communities. Duties/Responsibilities
- Recruit prospective tenants and facilitate rental transactions
- Provide community tours, show available homes, and highlight amenities
- Complete lead detail reports, customer information cards, and market surveys
- Qualify applicants using our Rental Qualifying Criteria, and obtain the required information to process applications
- Facilitate move-ins by securing all necessary documents, i.e. lease agreement, addendums, and proper documentation, and ensure the home is ready by the agreed date using the Leasing Specialist Checklist
- Educate new residents on community-specific rules and/or policies, HOA guidelines, and how to use their new home
- Follow-up on prospects unable to close (i.e., phone calls, thank you notes, and e-mails) attempt to close the sale again or refer to a sister property
- Monitor expiring lease agreements and renewals, and work toward renewal
- Write and distribute tenant notices, promotional flyers, community event information
- Assist and respond in listening and visiting with residents (tenants and/or homeowners) to ascertain requests, comments, and complaints; resolve when able or refer to the property manager
- Complete paperwork for homeowner/tenant complaints, and property incident reports as needed
- Help to enforce the community policies and HOA guidelines
- Assist in placing, removing, and updating all banners, balloons, bandit signs, and flags around the property and other locations where outward marketing is performed
- Suggest specials and/or pricing modifications based on market surveys to stay competitive

Qualifications
- High School Diploma or equivalent required; some college preferred
- At least one year of leasing experience
- Property Management Software (PMS) experience is a plus
- Basic knowledge of Fair Housing laws
Essential Functions
- Report to the Office/Community daily to adhere to a schedule that can include weekends and holidays
- Ability to access, input, and retrieve information from a computer and/or electronic device
- Ability to sit or stand for long periods of time
- Ability to move around the work environment including stairs and construction sites
- Lift or move items up to 25 pounds
