The Leasing Consultant ensures the property maintains occupancy and leasing goals. This position is critical to W3; the Leasing Consultant impacts the long-term viability of the company by ensuring the property meets occupancy goals which impacts the profitability of the company.
RESPONSIBILITIES:
▪ Responds to all lease inquiries via email and telephone within two hours, except when received outside of business hours.
▪ Stands up and greets residents and prospects and provides rental information in an enthusiastic and positive manner immediately upon arrival.
▪ Schedules appointments and tours prospects throughout the amenities, community, and homes.
▪ Records all traffic and activities in Entrata immediately as they occur. All pending Entrata tasks must be completed before 6:00 PM.
▪ Completes and documents follow-up activities in a consistent manner within two hours of visit and records in Entrata as it is completed.
▪ Accepts paperwork, ensures thorough completion, and processes applications and leases within one hour of receipt.
▪ Notifies prospects of application approval/decline within 72 hours of processing.
▪ Maintains current market and neighborhood information to provide correct and current information to potential prospects.
▪ Maintains confidentiality of all resident, customer, employee, and company information 100% of the time.
▪ Completes move-in file for each lease and submits to the Community Director within 72 hours of receiving lease application.
▪ Completes lease file 100% prior to move in.
▪ Prepares monthly marketing calendar; prepares all materials in advance, and ensures each item is completed on a daily basis.
▪ Updates social media as instructed by Community Director and ensures ILS and website information is correct and up to date.
▪ Attends all resident functions as scheduled by Community Director.
▪ Brings problems to the attention of the Community Director within 24 hours; and assists in resolution and on-going resident relations.
▪ Identifies and introduces new ideas and solutions to create efficiency in the property.
▪ Follows established procedures for property management processes.

Pay: $16.00 - $18.00 per hour
