Job Description/Summary
Foothills Regional Housing "FRH" is a prominent real estate developer, manager, and program administrator for affordable housing. The role of the FRH Leasing Professional requires high energy, a desire to make a real difference in people's lives, and a commitment to anticipate and exceed the expectations of our residents and customers. This diverse role combines sales, customer service, and Marketing to Lease apartment homes and builds excellent relationships with future applicants and residents.
The qualified candidate is an energetic self-starter who enjoys working in a team environment with staff and clientele to maximize the FRH portfolio occupancy.
Requirements
ESSENTIAL JOB FUNCTIONS:
1. Follow FRH, U.S. Department of Housing and Urban Development (HUD), and Colorado Housing and Finance Authority (CHFA) policies, procedures, rules, and regulations, where applicable. Must have or acquire a working knowledge of all pertinent rules regulations applicable to the position, including the Low-Income Housing Tax Credit Program, HUD Multi-Family rules, Fair Housing, HCV, and appropriate leasing procedures.
2. Monitor and schedule the turnover of apartments for move-ins, move-outs, and transfers in coordination with maintenance and Community Manager in order to ensure that apartments are in superior condition for occupancy.
3. Answer and return all calls or correspondence promptly, with the highest level of customer service. Greet prospective residents and show the property and its features in accordance with established procedures.
4. Schedule appointments and conduct in-person visits; record all traffic in weekly reports and in management software.
5. Manage and update 50059 waitlists per HUD regulations; Send eligible and ineligible letters to applicants.
6. Pre-qualify prospects in accordance with compliance and company procedures.
7. Submit all necessary documentation to the Compliance Department for approval prior to moving in.
8. Maintain thorough product knowledge of the property, sister properties, and competitors.
9. Assist in developing and implementing effective marketing strategies to increase property traffic and internet leads.
10. Ensure leasing office, tour path, vacant apartments, amenities, and general curb appeal of community is impeccably clean, if necessary, spot clean.
Resident Relations:
1. Maintains the utmost confidentiality of all client, applicant and tenant information.
2. Must treat all people with respect and works with integrity and professional ethics, upholding the agency's values and mission. Represents the agency in a positive, professional, and ethical manner always; this includes explicitly abiding by all the ethical rules outlined in the Employee Handbook.
3. Develop and maintain excellent customer service relationships with prospects and residents.
4. Plan, organize and conduct future resident functions as needed and as directed by management.
Administrative:
1. Accurately prepare and be thoroughly knowledgeable with all lease-related paperwork. This includes processing housing applications, preparing move-in information, and lease files.
2. General clerical assistance including but not limited to answering phones, taking messages, and filing.
3. Meets deadlines as assigned and demonstrates excellent attention to detail.
4. Daily in town travel, using own or company vehicle if available. Minimal out of town training may be required.
ADDITIONAL JOB FUNCTIONS:
Required work hours
Due to the Community staffing limitations, it is incredibly critical that individuals be able to work their scheduled hours consistently and, if necessary, overtime hours when requested.
Required Education, Training and experience
• High School Diploma or equivalent required. Minimum 1-year experience and training; or equivalent combination of education and work experience.
• Knowledge working with HCV, 50059, and Low-Income Housing Tax Credits preferred but not required.
• Bilingual (English/Spanish) preferred but not required.
• HAB experience preferred but not required.
Required equipment
The employee must maintain reliable transportation daily, valid driver's license, and valid vehicle insurance.
Typical Physical Demands
Regularly required to sit, stand, and walk during work hours. Be able to manage going up and down stairs several times each day and to lift no more than 30 pounds with ease.

Salary Description
$22 to $24 / hourly
