POSITION SUMMARY: That Janitorial Supervisor ensures that the clients facilities are sanitary, organized and safe. He/she participates in the hiring, ongoing training and supervising of the janitorial staff. The Janitorial Supervisor communicates with the client on an ongoing basis.

He/she engages in quality assurance activities to ensure that quality services are provided consistently and that corrective actions are taken immediately as needed. ESSENTIAL JOB FUNCTIONS: Through the employees own efforts, and through coordination of others, the employee accomplishes the following essential functions in accordance with contractual requirements: 1. The Janitorial Supervisor inspects the sites daily and ensures the following as per contractual requirements: All work areas are clean and sanitized, including bathroom sinks, toilets, tubs, and commodes.

Areas are swept, vacuumed, and mopped. Furniture, metal work, and chromes is polished using approved cleaning and polishing compounds. Blinds, furniture, file cabinets, and windowsills are dusted.

Walls, ceilings, woodwork, and chrome are washed using approved cleaning and polishing compounds. Walls, ceilings, woodwork, windows, mirrors, and fixtures are washed using both step and extension ladders. 2.

Ensures adequate staffing. Communicates staffing needs to the Account Manager and assists in the hiring of employees as needed. Develops staff schedules according to the client needs.

Ensures staff coverage when janitors are absent. Provides Janitorial services as needed in the absence of the Janitor. 3.

Provides initial and ongoing training to employees. Trains janitorial staff on methods and job procedures, including safety protocols and proper use of equipment. Ensures janitorial staff are trained before performing job functions.

Ensure training information is documented and staff sign attendance sheets as needed. Maintains a system for keeping training documentation. Intervenes and provides training as opportunities present themselves.

Completes and submits monthly safety training and documentation. Writes effective performance evaluations and written corrective actions as needed. Regularly and effectively facilitates and documents staff meetings.

4. Coordinates the work of Janitorial staff. Prioritizes work assignments in order to complete tasks in a timely manner.

Changes assignments and reprioritizes based on unforeseen events (ie. Spills, etc.). Informs the supervisor when tasks need to be reprioritized and /or assignments need to change.

5. Ensures the safety of all external and internal stakeholders. Recognizes and reports unsafe conditions and maintenance problems and intervenes immediately as needed to ensure safety.

(ie. Blocks access to wet floors, etc.) Ensures that infection control procedures are adhered to on an ongoing basis. Ensures buildings are secured and locked at appropriate times.

Observes appearances and conditions of premises and equipment; reports needed repairs, safety hazards or conditions requiring outside vendor services. Ensures the use of all equipment and chemicals in a safe manner and according to directions. Ensures that staff employ proper lifting techniques to prevent injury to themselves or others.

Facilitate ongoing training to prevent untoward incidents. Ensures that staff wears proper clothing (ie. Slip resistant, closed toe shoes ) at all times to ensure safety.

Reports injuries according to policies, assists in investigations and writes incident reports as needed. 6. Demonstrate excellent customer service skills.

Reports and responds to client grievances immediately, representing US&S in a positive manner. Investigates client complaints. Works effectively with the client to address identified problems.

Performs quality inspections on an ongoing basis and takes corrective actions in a timely manner. Ensures that janitorial staff wear their uniforms at all time on the premises. 7.

Administrative and other duties: Write reports. Ensure timesheets reflect actual hours worked by employees. Monitor overtime.

Maintain a system for ensuring adequate inventory of supplies. Issue supplies and equipment in adequate amounts t o janitorial staff. Replace broken equipment in a timely manner.

Adheres to all policies and procedures, including those prescribed in the US&S Employee Handbook and the US&S, Inc. Safety and Health Program Manual. 8.

4. Managing Performance: Takes responsibility for ones own or ones employees performance by setting clear goals and expectations, tracking progress against the goals, ensuring feedback, and addressing performance problems and issues promptly. 5.

Developing others: Delegates responsibility and develops others by coaching and training. Provides helpful specific feedback to others. Gives people assignments that will help develop their abilities.

Regularly meets with employees to review their development progress. Recognizes and reinforces peoples developmental efforts and improvements. 6.

Relationship Building: Has the ability to connect and influence a large and diverse group of people; is seen as a bridge builder and someone who is good to work with; can build and maintain meaningful professional relationships. 7. Results Orientation: Has a strong sense of urgency about solving problems and getting work done.

Focuss on the desired result of ones own or ones units work, setting challenging goals, focusing effort on the goals and meeting or exceeding them.
