Aurora Peak Capital is changing real estate, both for communities and investors, by innovating affordable housing. We are a start-up revolutionizing the industry by making impactful investments and redeveloping affordable housing, hospitality, multifamily, and industrial assets.
Reporting directly to the Managing Director of Acquisitions, and based in Los Angeles, the Investment Analyst will play an important role in evaluating potential real estate investment opportunities. The ideal candidate will have a strong understanding of different real estate asset classes and will be experienced in conducting deep financial analysis and providing strategic insights to support decision making.
- Conduct financial analysis, including cash flow modeling, IRR calculations, proforma, and sensitivity analysis, to evaluate potential real estate investment opportunities.
- Perform market research and due diligence, assessing economic trends, demographic data, and competitive landscapes.
- Analyze property-level financial statements, rent rolls, and operating expenses to assess investment performance and potential risks.
- Assist in the preparation of investment memos, presentations, and reports for senior management and investment committees.
- Collaborate to underwrite potential acquisitions, including reviewing purchase contracts, leases, and property due diligence documents.
- Monitor and track the performance of existing real estate investments, preparing periodic performance reports and variance analyses.
- Stay updated on market trends, regulatory changes, and industry developments impacting real estate investments.
Ideal Experience and Characteristics:
- Bachelor's degree in Finance, Real Estate, Economics, or related field. Master's degree preferred.
- 1-3 years of experience in financial analysis, investment banking, real estate finance, or a related field.
- Strong quantitative and analytical skills, with proficiency in financial modeling and Excel.
- Knowledge of real estate valuation methodologies, including discounted cash flow (DCF) analysis and comparable sales analysis.
- Familiarity with real estate investment concepts, including cap rates, internal rate of return (IRR), and net present value (NPV).
- Detail-oriented with the ability to manage multiple projects simultaneously and meet deadlines in a fast-paced environment.
- Understanding of multiple asset classes including commercial, multifamily, industrial, and affordable real estate
