Summary of Responsibilities
The Initial Design Project Developer is a key team member of our design-build remodeling firm. As the Initial Design Coordinator at Bellweather, you will play a pivotal role in coordinating and directing the Initial Design phase of our projects, working with the design team and assessing feasibility. This crucial phase allows us to understand our clients' desires and needs, presenting them with options on scope and budget before progressing to the Final Design phase.
Essential Functions
- Oversee the development of 4-6 projects at a time in the Initial Design phase, ranging from $150,000 to $1,000,000 in value, completing them within 6-8 weeks on average
- Collaborate with the Project Consultants (sales) and Design teams to identify potential projects and clients for the Initial Design phase
- Build rapport with clients, serving as their advocate in making informed decisions for their homes
- Develop the project scope and projected budget range including additional options, while assessing feasibility
- Coordinate communication between clients and the Bellweather team
- Engage key trades, engineers, and design professionals for feasibility assurance and proposals
- Schedule and present Budget Breakdown to clients with the Project Consultant (sales)
- Manage the transition from Initial Design to Final Design
Education, Experience, and Skills Required
- 8+ years of Residential Construction experience
- 5+ years of Project Management experience
- 5+ years of Estimating experience
- Knowledge of the entire construction of a home from foundation to finishes
- Ability to read and communicate construction drawings
- Tech-savvy with proficiency in MS Word, MS Excel, BuilderTrend, and Trello.
- Exhibits the following qualities: excellent time management skills, people-oriented, patient and empathetic, and a team player

- $70,000-$85,000 compensation
