About the Department:The 900+ positions of the Facilities Division service the students and staff of the University’s teaching, research/administrative space and 2,240 acres of infrastructure. The Facilities Division provides design and building services, maintenance, custodial, landscape, solid waste removal, utility, mail, and motor pool services 24 hours a day, 365 days a year. The goal is to deliver cost effective services to the University, ensure completed projects and maintenance that conform to codes and regulations, while minimizing University liabilities and disruptions caused by the maintenance, repair, building, and equipment modifications to the University.
Essential Job Duties:Seeking a highly skilled individual proficient in maintaining, repairing, and operatingHVAC systems, including heating, cooling, steam/hot water boilers, and related auxiliary equipment. This role encompasses responsibilities in HVAC, electrical, plumbing, and general building maintenance within the designated service area. The ideal candidate should possess leadership qualities and be capable of assuming supervisory duties as required.
Key responsibilities or duties include, but not limited to:
- Operate, troubleshoot, and repair building automation systems and controls
- Perform advanced repairs across multiple trades (HVAC, electrical, plumbing, etc.) and instruct others accordingly
- Provide maintenance, repair, and provide fault correction of control systems, including temperature controls, regulators, humidity controllers, and sensors
- Repair, adjust, and replace pneumatic control valves and regulators
- Execute preventive maintenance on refrigeration/air conditioning equipment in accordance with manufacturer’s guidelines
- Adjust and repair pressure reducing valves and motorized steam and chilled water valves
- Adhere to proper procedures for isolating and locking out systems under their responsibility, while promptly identifying and addressing any deficiencies
- Other duties as assigned.
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s).
Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
- Proficient in HVAC systems and multi-trade expertise in electrical, steam, or plumbing is preferred
- Must have advance HVAC equipment experience, installation of equipment as well as repair work
- Knowledgeable of building automatic systems (BAS)
- Proficient in using computers/iPads
- Must be able to lift 60 pounds or more on an occasional basis with or without reasonable accommodations
- Must be able to communicate effectively with supervisors and the general public
- Must be able to understand instructions and other communications regarding work assignments and other matters
- Universal CFC certificate
- Valid driver’s license required
- NC DL within 60 days of hire and must be maintained
