MINIMUM QUALIFICATIONS TO APPLY
Education and Experience:
- One year of experience in a social services agency, community organization, or other similar agency involving heavy public contact.
- Equivalent to a high school diploma supplemented by college level course work in business, real estate, or a related field.
- Possession of, or ability to obtain, an appropriate, valid driver's license.

ESSENTIAL DUTIES
- Explain housing programs to prospective tenants, owners, and property managers.
- Schedule and interview prospective tenants to determine eligibility for housing programs.
- Schedule and conduct recertifications; prepare and process required forms; ensure accuracy of tenant information; update records with new information.
- Prepare contracts, reviews leases, releases payments.
- Prepare and conduct interim re-evaluations; verifies any changes in household composition or income; recalculates rent and prepares amendment to current lease as required; notifies participants/residents of changes.
- Issue Housing Choice Vouchers including extension.
- Conduct fraud investigations; contact other State/Federal/private companies/organizations to determine fraudulent activity by participants and applicants; prepares and assists in terminations process including preparing, conditional terminations and hearing packets for review by supervisor.
- Perform a variety of research in handling of caseloads; research files and document history.
- Interact with other government agencies, landlords, owners, and employers to verify or obtain information.
- Determine rent amount for prospective program participants and explain method of determination.
- Establish and maintain records and files per HUD regulations; compose letters and reports.
- Perform housing quality inspections and review of case files.
- Assists in addressing error reports i.e. PIC transmissions, EIV, deceased tenant, multiple subsidy, debts owed.
- Works with other PHA’s to implement the transition of residents under the Portability Housing Choice Voucher program.
- Perform related duties and responsibilities as assigned, including but not limited to investigates fraud complaints, participates in Moving to Work activities and departmental/unit projects, attends and participates in a variety of committees and meetings, and stays abreast of regulations, guidelines and procedures.
- Ability to sit, stand, walk, kneel, squat, and climb; exposure to heat, outdoors, and electrical hazards; ability to travel to different sites and locations.
