GROUNDSKEEPER / PORTER

SUMMARY OF POSITION

The Groundskeeper / Porter will work in harmony with the Maintenance Supervisor and Maintenance Technician in keeping with our corporate philosophy of having a friendly, caring and professional attitude. The Groundskeeper / Porter is responsible for maintaining the overall curb appeal of the property. The manner in which you perform your job will directly affect the recruitment and renewal of residents. In this way you will impact the property's NOI (Net Operating Income). The position of Groundskeeper / Porter reports directly to the Property Manager.

DUTIES and SPECIFICATIONS:

The Groundskeeper / Porter's responsibilities shall include but not be limited to:

• Maintaining the buildings, breezeways to be free from trash and cobwebs.
• Sweep and/or blow debris from the common and parking areas.
• Replacement of light bulbs in common areas and buildings.
• Maintenance of irrigation system by walking the property monthly, then logging and making the necessary repairs.
• Pressure washing the buildings and cleaning globes as needed.
• Maintaining of compactor area to be free from debris.
• Assist the Maintenance Department in preparing of market readies.
• Assist the Property Manager and Leasing Office in resident retention programs and services offered.
• Miscellaneous grounds and maintenance activities as directed.
• Comply with Fair Housing requirements and laws.
• This position may involve light travel for training and education seminars.

WORKING CONDITIONS and PHYSICAL DEMANDS:

Groundskeeper / Porter must be able to work outside in extreme weather temperatures (all summer long approximately 5 hours a day); on a daily basis. The person should be able to tolerate dust, chemicals and other substances and environmental conditions associated with maintenance work. Groundskeeper / Porter is regularly required to stand for several hours at a time and to lift heavy objects occasionally throughout the day. Groundskeeper / Porter must be able to climb stairs several times each day with relative ease, to walk with relative ease, and to push and pull moderate weight with both arms, to bend, reach, squat, and maneuver with ease.
Groundskeeper / Porter must be able to lift a moderate amount of weight (i.e., forty-five to fifty pounds), to bend and twist repeatedly at the waist and to use tools with both hands in order to perform a substantial amount of the regular job responsibilities. If available, this person must be able to drive a Golf Cart. This position may be required to be on-call and work weekends as needed.
