TITLE: General Maintenance
REPORTS TO: Supervisor of Operations
JOB GOAL: Works as a helper to skilled maintenance employees and performs minor repairs to equipment and buildings of the county school system.
QUALIFICATIONS:
< >Knowledge and work experience in the area of general maintenance. Pass the approved West Virginia Service Personnel Test for General Maintenance. (Currently classified general maintenance employees do not have to take the test.) Possess a high school diploma or GED. Possess a valid motor vehicle operator's license. Willing and able to work a flexible schedule. Willing to participate in the required asbestos training and removal process. A clear and consistent record of positive behavior that includes consistency in presenting a positive image of education both within and outside education. This job is classified as requiring heavy to very heavy work capacity. Any combination of training and experience which would lead to successful employment as a maintenance person. Maintain positive work habits. Perform duties efficiently and productively. Maintain and upgrade skills. Assist in loading and unloading trucks. Assist in performing hot and cold roof repair and replacement. Assist in performing sidewalk concrete repair. Assist in performing blacktop repair. Assist in performing repair of gym equipment, bleachers, curtains, etc. Assist in performing window repair, replace broken glass and new window replacement. Assist in performing repairs such as burning metal, layout, boiler removal, etc. Perform grounds work such as mowing grass, trimming shrubs, snow removal, etc. Assist in performing repairs on chain link fence, handrails, gates, etc. Assist in performing general masonry work. Assist in performing preventive maintenance in the areas of plumbing, electricity, carpentry, and roofing. Promote high standards of safety and good housekeeping methods in all work connected areas. Be able to climb and perform work at heights above six foot. Perform other duties assigned by the Director of Facilities and Maintenance. Knowledge of the methods, materials and equipment used in janitorial work. Knowledge of swimming pool maintenance. Able to operate HVAC, Fire alarm and Water Systems. Ability to repair and clean carpet and tile. Ability to understand and follow oral and written instructions. Ability to perform self-assessments of job completion and complete the necessary forms to verify. Ability to develop and maintain effective working relationships with others. Willing to work a flexible schedule. Have an outstanding attendance record with minimized absences. Must have High School Diploma or GED. This job is classified as requiring a medium-heavy work capacity. Pass the approved West Virginia Service Personnel Tests for Custodian. Any combination of training and experience which would lead to successful employment as a Custodian III. Sweep, scrub, wax and oil floors in classrooms and hallways and clean soiled carpet. Wash blackboards and change erasers. Wash walls and windows, fixtures in restrooms, drinking fountains and wash basins. Remove damaged areas of carpet and replace damaged torn areas only. Cut out and replace old carpet with new patches. Take down flag each day; dust-mop stairs and hallways; dust and wax furniture, radiators and window sills. Empty trash receptacles; replace hand towels in restrooms, burned out bulbs and tubes; replenish classroom supplies. Operate floor buffer and wet pickup machine. Should have knowledge or be able and willing to learn HVAC System, Fire Alarm System and Water System. Lock buildings and rooms as instructed. Load and unload trucks as assigned. Move and rearrange furniture as directed; polish furniture and hardware. Shovel snow and cut grass as assigned. Replace broken glass and perform other minor maintenance work. Sweep sidewalks and pick up litter on school grounds. Maintain proper room temperatures at all times. Inspect building before leaving to make certain all is under control and carry out building checks on the weekends. Promote the safety, health and comfort of the students and employees. Participate in in-service training as directed. Maintain positive work habits. Perform duties efficiently and productively. Maintain and/or upgrade skills. Perform other duties assigned by the Principal. Possess a high school diploma or GED. Possess a valid motor vehicle operator's license. Have knowledge of the standard practices, methods, tools and materials used in the landscaping trade. Have skill in landscaping. Be able to understand and follow written and oral instructions. Have ability to develop and maintain effective writing skills to be able to complete assigned written reports. Wiling to work a flexible schedule. Willing to participate in the required asbestos training and removal process. Any combination of training and experience which would lead to successful employment as a groundsman. Perform routine grounds keeping maintenance to school grounds and other Board property. Provide estimates to the Supervisor of fertilizer, weed killer and seed needed to perform grounds keeping maintenance. Trim trees, seed and sod grounds. Accept general maintenance assignments from the Supervisor of Maintenance. Promote high standards of safety and good housekeeping methods in all work-connected areas. Participate in in-service training as directed. Maintain positive work habits. Perform duties efficiently and productively. Maintain and/or upgrade skills. Perform other duties assigned by the Maintenance Supervisor.
