Job Description
The General Maintenance Lead II directs and performs skilled mechanical maintenance work in the installation, operation, repair, and maintenance of refrigeration, heating, ventilation and air conditioning (HVAC), plumbing, and basic electrical systems for the campus. The General Maintenance Lead II is responsible for planning and scheduling daily and weekly maintenance activities for the General Maintenance workers. General Maintenance Lead II also assists in developing, implementing, and monitoring preventive maintenance programs for mechanical systems, supervises emergency and routine maintenance on campus facilities and systems according to work orders or verbal instructions. This is an evening shift position.
Certifications:
High School Diploma or GED.
Valid Driver's License.
Licensed in one of the Mechanical Trades.
General Duties:
  • Directs the activities of all night shift maintenance personnel.
  • Evaluating individual performances to meet established standards, providing required performance evaluations.
  • Works along with Manager in employee disciplinary action.
  • Ensures that administrative records regarding assigned personnel are accurate and current by reviewing time clock entries, monitoring employee absences, and completing employee evaluations and provides disciplinary oversight.
  • Supervises and performs skilled mechanical maintenance work in the installation, operation, maintenance, modification, service and repair of electrical, heating, ventilation and air conditioning, plumbing and refrigeration control systems by inspecting and testing elements of those systems to locate and diagnose faults and malfunctions, troubleshooting problems, and making adjustments and/or performing required repairs.
  • Maintain knowledge of state, federal, and local codes and requirements pertaining to maintenance and construction. Ensures these codes are maintained by employees.
  • Receives work orders. Interfaces with Supervisors, Managers, and requesting party to finalize projects needs and scope. Finalizes work orders when required.
  • Inspects completed work assignments of General Maintenance workers, and helpers to ensure quality control.
  • Ensures that proper safety procedures are followed by employees while performing job duties.
  • Reads, reviews, and develops prints or diagrams for fabrication, repair or assembly and provides cost estimates.
  • Reviews new materials for cost saving measures.
  • Attend project meetings and interact with contractors, vendors, and engineers as needed.
  • Informs Manager of performance problems that may cause the projects to exceed projected time frames or cost.
  • Operates power tools, hand tools, air compressors, jackhammers, backhoes, ditch witch, man lifts, welders, cutting tools, and other tools used in building maintenance and metal fabrication.
  • Performs basic plumbing work by repairing existing plumbing and pipe lines, replacing washers in valves, installing plumbing fixtures, such as sinks, toilets, water heaters, and connects them to outlet and inlet pipes by fitting with gaskets, couplings, traps, valves, and soldering connections to seal joints. Also clears clogged drains and stopped-up toilets, etc.
  • Performs basic electrical work by replacing faulty switches, sockets, plugs, fuses, breakers, and other simple elements of electrical systems, fixtures, and equipment, installs new conduit, wiring, and electrical machinery, inspects and tests electrical lighting, power circuits, and equipment, and maintains and repairs existing electrical wiring, equipment.
  • Practices preventive maintenance by performing scheduled and spot checks of equipment to determine their working condition, oiling/greasing moving parts, cleaning and servicing tools and equipment as directed or specified in the operator's manual.
  • Minimizes institutional liability regarding the University's compliance with federal regulations by complying with policies, laws and regulations governing environmental protection, safety, hazardous waste disposal and the use of chemical substances and materials.
  • Performs heating, ventilation and air conditioning (HVAC) work in the installation, operation, maintenance, modification, service and repair of high and low pressure refrigerant systems, by inspecting and testing those systems to locate and diagnose faults and malfunctions, performing required repairs through replacement of inoperative parts or adjustment of HVAC controls.
  • Preforms basic carpentry work repair doors, window frames, floors, walls, ceilings, partitions, and office furniture.
  • Contributes to the safe operation of the university pool by supervising the testing and treatment of their water chemical systems.
  • Repairs existing structures according to work orders or verbal instructions by inspecting the work site to determine the materials, equipment, tool requirements, and method to be used; developing a plan or lay out for the project or following a blueprint, sketch or schematic; assembling, fabricating or building and installing materials, equipment, or fixtures as required by the scope of work.
  • Restores assigned work sites to their original condition at the completion of work by removing tools, materials, and debris, drop cloths, and tarpaulins used during the project, returning furniture and equipment to their proper location, setting up equipment that had been dismantled, and coordinating the cleaning, painting, or replacing tile(s) and other structural effects through which holes have been cut.
