Full Charge Bookkeeper / Property Manager

Pernorm Realty, a NYC-based retail and real estate company, seeks a dynamic, self-starter to helm the dual role of full-Charge Bookkeeper and Property Manager.

(Before you throw your computer against the wall in protest of the audacity of a job post asking for one candidate to fulfill two roles, please note that the requirements of each position are deeply linked, and there are already two assistant bookkeepers on staff. It is one full time job, not two.)

The company owns, operates, and manages over 40 properties (comprised of 60 residential units, 62 commercial tenants) in New York and New Jersey and manages Fabco Shoes, a retail chain with over 50 stores in the same market.

This hands-on position is geared towards a candidate who is detail-oriented, energetic, and responsive to multiple and diverse tasks.

Candidates without bookkeeping experience will not be considered.

Involvement and responsibilities, based on day-to-day priorities, include:

Property Management

· Working with contractors to identify, price, prioritize, and track all maintenance requests.

· Handle the onboarding of new residential tenants and facilitate lease renewals.

· Communicating with tenants on maintenance and lease issues

· Clearing violations with our contractors

· Keeping our building inspections up to date

· Tracking and analyzing recurring expenses

Bookkeeping

· Overseeing Assistant Bookkeepers Work

• Including property taxes tracking and billing, utility billing

· Contacting our banks for explanations

· Receiving and depositing checks

· Organizing outgoing checks for signature

· Tracking utility bills and contractor payments

We are a technologically advanced company–highly streamlined–and expect any candidate to be able to learn, or have prior experience with Appfolio, Smartsheet, Excel, Zoom, Adobe or other PDF editing software.

Qualifications:

· 7+ years bookkeeping experience required.

· Plus: Speak Spanish

· Plus: Construction/Property Management experience

· Plus: Have a valid driver’s license and a familiarity with New York City
