JOB OVERVIEW

We are currently hiring an entry level Facility Systems Technician I in Oklahoma City, Oklahoma. This position requires basic knowledge of boiler, HVAC, refrigeration, control system maintenance and operation, plumbing, electricity, carpentry, and painting.

 

***We are looking for all shifts Monday – Friday & two 12-hour shifts on each Saturday and Sunday***

 

It is recommended that incumbents attend one or two years of trade school to prepare them for advancement opportunities.

The Facility Systems Technician I position will allow the incumbent to learn operations for HVAC, refrigeration systems, plumbing, electricity, work practices, safety procedures, and become familiar with the respective equipment regulatory requirements. This position will also provide an opportunity to learn proper use of basic tools and equipment necessary to maintain and troubleshoot HVAC and refrigeration systems.

This position will support small and mid-size hospitals, critical access hospitals, small inpatient/outpatient facilities, and clinics. The Facility Systems Technician provides the necessary skill to operate, maintain, and repair various electrical/plumbing systems, movable equipment, physical plant equipment, furniture, walls, ceilings, and floors. Utilizes exceptional customer service and communication skills. The purpose of this position is to ensure a safe working environment and support an exceptional Environment of Care.

SCOPE

Under general supervision, performs installation, general and planned maintenance. Collaborates with and interacts routinely with other Facilities Maintenance and Operations co-workers, the Facilities Maintenance Leaders, and other departments as required at each hospital entity. Scope of responsibility includes all hospitals, clinics and other properties maintained by Facilities Maintenance Operations. Performs duties and responsibilities in a manner consistent with our mission, values, and Service Standard.

JOB RESPONSIBILITIES

THE BELOW STATEMENTS ARE INTENDED TO DESCRIBE THE GENERAL NATURE AND LEVEL OF WORK BEING PERFORMED BY INDIVIDUALS ASSIGNED TO THIS JOB. THEY ARE NOT INTENDED TO BE AN EXHAUSTIVE LIST OF THE RESPONSIBILITIES, DUTIES AND SKILLS REQUIRED OF INDIVIDUALS SO CLASSIFIED.

  1. Develops skill set to operate, troubleshoots, repair, and maintain electrical equipment and devices including: blanket warmers, kitchen equipment, secondary electrical distribution systems, breaker panels, UPS, cameras, access control, OR lighting, OR tables, lighting, wiring devices, timers, parking lights, illuminated signs, battery lights, illuminated exit signs, TVs and systems, and hospital beds with some supervision.
  2. Develops skill set to operate, troubleshoot, repair, and maintain the pneumatic tube system with some supervision.
  3. Develops skill set to operate, troubleshoot, repair, and maintain the plumbing system including sinks, faucets, toilets, drain systems, eyewash stations, safety showers, kitchen equipment, valves, showers, irrigation system, dish machine, garbage disposals, and backflow devices with some supervision.
  4. Develops skill set to operate, troubleshoot, repair, and maintain moveable equipment such as beds, stretchers, and wheelchairs with some supervision.
  5. Develops skill set to repair and maintain medical gas delivery systems such as outlets, zone valves, flexible connectors, manifolds, and bulk storage systems with some supervision.
  6. Develops skill set to repair and maintain wet/dry fire sprinkler systems, gaseous fire extinguishing systems, and fire extinguishers with some supervision.
  7. Develops skill set to maintain, repair, and replace wall finishes such as drywall, paint, wallcoverings, and cove base with some supervision.
  8. Acquires training and develops skill set to fire stop rated walls according to UL designs with some supervision.
  9. Maintains and installs interior architectural signage.
  10. Acquires training and develops skill set to troubleshoot, maintain, install, and repair all architectural doors and hardware according to NFPA codes with some supervision.
  11. Develops skill set to cut keys, rekey lock sets, and maintain database for key distribution with some supervision.
  12. Develops skill set to install, repair, maintain, and program electronic programmable locksets with some supervision.
  13. Develops skill set to maintain, repair, and replace ceiling finishes such as drywall, paint, ceiling tiles, and ceiling grid systems with some supervision.
  14. Develops skill set to operate, troubleshoot, repair and maintain electrical and mechanical components of physical plant including boilers, chillers, HVAC systems, AHUs, exhaust systems, diesel fuel delivery systems, air balancing, safety exhaust hoods, elevators, refrigeration equipment, generators, transfer switches, primary electrical distribution systems, temperature controls, pumps, heat exchangers, steam distribution systems, motor control centers, medical gas source equipment, and air- compressors with some supervision.
  15. Develops skill set to operate, troubleshoot, repair, and maintain fire protection systems including smoke control systems, fire pumps, flow switches, fire alarm system, sprinkler system, smoke dampers, fire dampers, kitchen extinguisher systems, and other gaseous extinguishing systems with some supervision.
  16. Develops skill set to conduct testing of various closed and open water systems using chemical reagents with some supervision. Maintains closed and open systems within chemical balance prescribed by the water treatment program adding appropriate chemical dosages.
  17. Develops skill set to troubleshoot, repair, and maintain both electrical and mechanical components of steam-fed kitchen equipment such as steamers, steam kettles, etc. with some supervision.
  18. Develops skill set to operate various computer systems to analyze/troubleshoot building systems including fire alarm and building automation systems.
  19. Learns to read blueprints and schematics, and use ammeters, volt-ohmmeters, ground tension testers, polarity testers, amp probes, and circuit tracers to troubleshoot necessary repairs.
  20. Completes preventative maintenance and other work orders in an efficient manner. Closes work orders with relative cost and material information upon completion of the work.
  21. Maintains on-time completion rate of 100% for all High-Risk PM work orders. Maintains at least 90% on-time completion rate for all other PM work orders.
  22. Possess skillset to efficiently use computer to record and close PM work order information.
  23. Accurately records testing information on logs and preventative maintenance work orders.
  24. Rotates shifts as needed to accommodate work schedules.
  25. Willing and able to assist with security tasks when necessary.
  26. Assists with snow removal or other grounds maintenance activities as needed.
  27. Performs other work duties as assigned.

MINIMUM REQUIRED QUALIFICATIONS

  • High School plus specialized training (minimum 6 months)
  • Valid Driver’s License
  • Class II Boiler Operators License administered by Oklahoma City where boilers are installed. Incumbents must have required license prior to advancing to Facility Systems Technician II.
  • Class II Boiler Operators License administered by Oklahoma Dept. of Labor where boilers are installed. Incumbents must have required license prior to advancing to Facility Systems Technician II.
  • Class C Tank Operator Training and Certification required. Must achieve certification within 90 days of employment.
  • EPA Universal Certification as required by 40CFR, Part 82, Subpart F. Must achieve certification within 12 months of employment.
  • Fire door maintenance training program with certificate of completion. Incumbents must have training prior to advancing to Facility Systems Technician II.
  • UL fire stop training with certificate of completion. Incumbents must have training prior to advancing to Facility Systems Technician II.
  • 1 or more years commercial experience working with any of the following equipment: HVAC, boilers, and refrigeration equipment.
  • Must possess effective oral and written skills to communicate with customers and follow instructions.
  • Verbal ability required to read and understand technical manuals.
  • Numerical ability required to make calculations for testing, installation, measurement, estimation, and repair of equipment.
  • Ability to prioritize work assignments, conceptualize and formulate finished product.
  • Form perception is required when measuring and installing parts and equipment.
  • Spatial ability required to understand forms and relationships when working from blueprints or specifications.
  • Requires knowledge and use of various computer software such as Outlook, TMS and/or Nuvolo.
  • Ability to manage time and materials efficiently. Completes work assignments in a high-quality manner and the lowest cost.
  • Requires exceptional customer service skills and ability to achieve department goals.
  • Incumbent must achieve favorable results on both oral and written competency exam prior to advancing to Facility Systems Technician II.
  • Requires general manual dexterity, basic math knowledge, and mechanical aptitude.
  • Exposure to extreme temperatures, electric shock, and loud noise.
  • The physical attributes that would allow for an extensive amount of walking, the ability to climb / stand on ladders while performing repairs and using various tools, and the ability to lift up to 75 lbs. independently.
  • Must pass background and drug screening process.
