Job description

Coordinates facility activities of company property, facility, and equipment along with ensuring requirements related to safety operations and regulations.

Position Essential Duties and Responsibilities

  • Coordinate general repairs and maintenance, construction, relocation, HVAC, plumbing, electrical, security and alarm systems, telecommunication systems, utilities, painting, patching, pest control, janitorial, signage, and furniture and equipment set ups.
  • Handles building equipment emergencies and communicates as the focal point between company employees and outside contractors called in to fix problems.
  • Responds to all emergency calls on weekends and evenings in a timely manner.
  • Coordinates building and equipment maintenance schedules, runs tests on building security systems and participates in the creation of action plans in preparation for emergencies.
  • Organize, schedules and documents work activities; reviews activity progress and inspects assuring completion.
  • Plan, schedule, and coordinate general maintenance, repairs, and remodeling or construction projects for the company property and facility.
  • Inspect grounds, facilities, and equipment routinely to determine necessity of repairs, maintenance, or safety protocol.
  • Test, maintenance, monitor, and respond to all fire, sprinkler, smoke alarms within the Omaha facilities (occupied or leased).
  • Assist with the inspection of vehicles or other equipment for evidence of abuse, damage, or mechanical malfunction and ensure compliance with rules, standards, or regulations.
  • Collaborate with management to develop, prepare, and implement preventative maintenance policies and procedures.
  • Solicit and analyze bids from contractors for repairs, renovations, and maintenance.
  • Administer contracts for provision of property services such as cleaning, snow removal, lawn/landscape maintenance, and security services.
  • Maintain contact with fire and police departments to ensure compliance with codes and regulations.
  • Perform other duties and responsibilities as required and assigned.

Education/Experience

  • High School Diploma, GED or equivalent experience required.
  • Two (2) years in property supervision or equivalent preferred.
  • OSHA knowledge is preferred.

Other Requirements

  • Must pass pre-employment drug screen.
  • Forklift Certification
  • Maintenance of regular attendance and on call availability.
  • Willing to obtain other training if deemed necessary in performance of responsibilities and continuing education.

Working Conditions and Physical Requirements

  • Work is in a warehouse setting, subject to temperature variations, hazardous chemicals, mechanical parts, increased noise levels and dust.
  • Employee must have clear, close vision for reading and computer work. Must be able to sit, stand, walk, balance, stoop, grasp, talk, hear and operate computer keyboard. Job may require reaching at or above shoulder level and below waist. Will occasionally lift/push/pull up to 75 pounds.
