Job Summary
Provides in-depth technical guidance and is considered the expert in troubleshooting electrical and mechanical problems. Makes recommendations for repair and/or improvement. Interprets equipment schematics and building drawings to determine optimal solutions. Provides in-depth technical expertise and assistance in heating, ventilating, and air conditioning (HVAC) systems, plumbing systems, and electrical systems. Interfaces with other groups performing work in the building. Consults to other departments and Facilities groups on technical issues. Ensures all documentation of major equipment, schematics, plans, and drawings are input into SAP. Provides technical guidance and training to building maintenance staff in areas of equipment maintenance, building control systems, and maintenance procedures. Plans, organizes, and orders building materials for repairs, renovations, and maintenance projects. May coordinate and perform periodic testing, inspection, and maintenance of facility fire protection and HVAC systems. May conduct regular building inspections and perform routine maintenance to ensure optimum building and equipment operation. Coordinates building and equipment maintenance, to include acquisition of outside contract services, if needed. Assigns preventative and emergency maintenance projects to building maintenance staff, in the absence of the Lead Facilities Technician.
Required Knowledge, Skills, Abilities & ExperienceThe knowledge, skills, abilities and experience required for enty into this job include the following:
7 or more years of Commercial Building Maintenance experience on all building systems. In-depth and expert knowledge of building mechanical, electrical, and HVAC systems. In-depth and expert knowledge of plumbing and building construction. Expert computer skills, including command of SAP and BMS (Tridium). Full understanding of Building Management Systems (Tridium preferred) to troubleshoot and effectively perform minor reprogramming. Effective written and verbal communication skills. Ability to organize and capture historical data on equipment and building. Demonstrated ability to analyze building and maintenance conditions and develop solutions or recommendations. Ability to read and interpret blue prints, work orders, technical drawings, and manuals. Ability to lead maintenance staff, in absence of Lead Facilities Technician. Must be available for overtime and emergency call-out.
