MINIMUM QUALIFICATIONS:
- Two years of college majoring in building construction/architecture or engineering or a related field preferred.
- Five years of journeyman-level experience in building construction or maintenance work, including recent supervisory experience in one of the building trades or similar experience.
- Valid Texas Driver's License in good standing.
- Previous school facilities, contract management, transportation, and security experience strongly preferred.
PRINCIPAL ACCOUNTABILITIES:
Facilities:
- Assists the Senior Manager of Operations and Facilities in planning, coordinating and directing programs for AAMA building maintenance.
- Performs duties as directed by the Senior Manager of Operations and Facilities.
- Assigns trades personnel and others in maintenance and construction work, inspects completed work assuring that workmanship is consistent with AAMA standards, codes, and other regulations, expedite and purchase materials and repair parts, prepares purchase orders and initiate requisitions for expenditures for jobs.
- Examines AAMA buildings for structural safety and needed repairs, maintenance.
- Estimates costs of repair projects.
- Assists and advises AAMA administration during construction projects, interprets school or existing building plans, and assists in development of specifications for new buildings.
- Helps select, train, assign, supervise, evaluate the performance of the assigned workers, vendors and assigned employees, adjusts grievances, terminates assigned personnel with assistance from human resources.
- Ensures professional development of personnel and maintenance of required certifications.
- Prepares reports as directed by the Senior Manager of Operations and Facilities.
10.Attends meetings and conferences and responds to emergency calls.
11.Assists in the proper communication and enforcement of health and safety rules,
OSHA regulations and laws.
12.Assists in the development of the department's budget, monitors expenditures and
recommends adjustments to maintain level of funds in accounts; analyzes data to
forecast department budget requirements.
13.Monitors work order system to assure completion of projects, assigns work
and supervises and vendors, coordinates with the principal or building manager.
14.Schedules monthly walkthroughs with contracted vendors to ensure quality & works
with them to resolve issues.
Security and Transportation:
15.Responsible for all facets of security and Transportation.
16.Remains visible and interfaces with a variety of personnel, students, visitors and
parents.
17.Ensures security personnel compliance with all security codes, licenses,
certifications required by state and local regulations. Ensures transportation.
personnel are up to date on required DOT items.
18.Coordinates and maintains staffing schedules to ensure adequate coverage at all
locations.
19.Works with appropriate administrative personnel on security, transportation and
facilities, policies, and procedures.
20.Is a member of the Safety Committee.
21.Assists in implementing and enforcing emergency plans as needed.
22.Notifies emergency personnel of any situations requiring immediate attention.
23.Ensures security personnel adequately complete patrol logs and other essential
security forms in a timely manner.
24.Assists law enforcement personnel as needed and assists with all investigations of
breaches of security and initiates appropriate reports in a timely fashion.
25.Responsible for campus building surveillance or other security equipment and
ensures functionality and backup of equipment.
26.Models appropriate professional behavior at all times.
27.Works with contracted cleaning and maintenance personnel to ensure client needs
are met.
28.Meets with security, school bus drivers, and maintenance staff on a weekly basis to
train and communicate any AAMA system changes.
29.Manages bus drivers and troubleshoots daily interruptions.
30.Manages bus maintenance schedules and ensures they are up to date with TxDot
requirements.
31.Manages transportation schedules and ensures they are up to date.
32.Performs other duties as assigned.
PHYSICAL AND MENTAL REQUIREMENTS
Must be physically able to perform all duties. Maintain emotional composure, think and react quickly under stress. Continuous walking and standing. Ability to communicate effectively and calmly to de-escalate emotional situations. Ability to read, write, record information, and proficiently speak, read and write in English and view surveillance video.
WORK ENVIRONMENT
Exposure to hot and cold temperatures, inclement weather. Heavy interaction with the public. Office, inside and outside.
