Facilities Manager for national class multifamily senior housing with a local Maryland portfolio of around 1,300 units - supervision of facilities maintenance and capital improvements.  Must have an extensive knowledge and understanding of low-rise and high-rise buildings. The Facilities Manager will report to the Regional Manager.  Duties will include supervising capital replacements and major building systems for local portfolio.  Facilities Manager will have central involvement in modernizations, green initiatives, and energy conservation strategies.  

Responsibilities 

• Assessment, contracting and overseeing of major repairs and capital improvements 
• Creating work scope and managing consultants (architects, engineers, and testing)  
• Property needs assessments (inspections and reporting) 
• Scheduling of major maintenance and repair activities 
• Contract review and negotiation 
• Facilitate continued training for staff 
• Maintaining major service and maintenance records  
• Address ADA and environmental needs  
• Analyze water and energy usage reports 

Knowledge, Skills & Abilities 

• BS/BA degree required 
• Minimum of 3 years’ experience 

• Plan Reading and comprehension 
• Estimating and Budgets  
• Scheduling of multiple projects 
• Contract Law (AIA, Lien rights,) 
• Basic understanding of Maryland Building Code Requirement   
• ADA and Environmental requirements 
• Mechanical Systems (including boilers, chillers, DX units, pumps, make-up air units)  
• Plumbing Systems (distribution, booster pumps, mixing valves) 
• Electrical Systems (distribution, lighting, low voltage) 
• Fire and Life Safety (Fire alarm, Fire suppression, emergency generators, nurse call systems) 
• Elevators (hoist, hydraulic) 
• Building Envelope (Flat and pitched roofs, windows, flashings, masonry, precast, stucco, siding,) 
• Grounds (Asphalt drives/lots, site concrete, grade, storm water, landscape)
