Summary:
Under the direction of the Hotel Manager, the Hotel Maintenance Manager will direct the maintenance operations of the hotel to ensure the safety and comfort of hotel guests and associates and to ensure compliance with all hotel standards and federal, state, and/or local regulatory and inspection requirements. The Hotel Maintenance Manager will oversee all aspects of the hotel maintenance department including plumbing, electrical, HVAC systems, and preventive maintenance program.
Schedule:
- Wednesday - Sunday, at minimum based on business needs
- Weekends, Nights, Holidays
Compensation: $110,000 + DOE

Essential Duties and Responsibilities:
FACILITIES
- Perform routine preventative maintenance and repairs in hotel rooms and public areas including, but not limited to, minor electrical, roofing, plumbing, and HVAC services.
- Ensure work orders are completed in a timely manner and that details are properly documented using Alice.
- Perform routine maintenance on kitchen equipment, HVAC, plumbing, fountains, pool equipment, and water heaters.
- Develop plans to complete routine maintenance and repairs, and coordinate with hotel department managers, as needed.
- Serve as the project manager for hotel repairs, and oversee project status with corporate technical services, architects, licensing agencies, contractors, and hotel management.
- In coordination Hotel Manager, schedule outside vendor visits as required. Direct and oversee outside vendors while on property.
- Identify, select, and negotiate with vendors as needed.
- Perform and record inspection of safety equipment and labels i.e., fire extinguishers, eyewash stations, lock-out tag-out stations, extension cords, ladder labels etc.
- Monitor and maintain all maintenance spaces in a safe, clean, organized, energy efficient manner.
- Report major repairs and safety needs to the Hotel Manager.
ADMINISTRATIVE AND MANAGERIAL
- Participate in safety trainings and maintain training records.
- Maintain the maintenance-related check book by following accounting procedures to ensure expenses are controlled within budget and maintain required stock of supplies and materials.
- Complete and submit Purchase Order requests.
- In coordination with Hotel Manager, maintain maintenance department records and filing systems to ensure contracts, warranties, and other records are accessible and up to date.
- Be responsible for the hotel key control program by issuing and maintaining records of hotel keys.
- Develop and maintain departmental Standard Operating Procedures (SOPs) and update as necessary.
- In coordination with Hotel Manager, ensure property meets AAA Four-Diamond rating guidelines.
GUEST ROOMS
- Coordinate the scheduled and preventative maintenance of guest rooms and hotel equipment. Maintain records of said programs.
- Collaborate with the necessary departments to ensure a seamless and timely transition of out-of-service rooms and equipment.
DEPARTMENT STAFFING, TRAINING, AND MANAGING
- Direct and manage a team of two to three Maintenance Technicians.
- Interview, hire, train, coach, and counsel associates.
- Ensure that staff is up to date on certifications and trainings, to maintain operating systems.
STANDARDS AND POLICIES
- Monitor compliance of building safety codes, health and safety laws, and other regulations by conducting walkthroughs and assessing the safety and efficiency of equipment and maintenance of structure. Review findings with the Hotel Manager.
- Complete weekly property walkthroughs to ensure hotel exceeds our values: Attention to Detail and Constant Focus on Excellence. Find opportunities to continuously improve the property.
- Handle and store hazardous materials in compliance with state and federal regulations.
- Understand and adhere to environmental standards set by Ponte Vineyard Inn.
- Understand and adhere to the Ponte values and service standards.
- Ensure the safety of guests and associates.
- Perform any additional duties as requested by the Hotel Manager.
Knowledge, Skills, and Abilities:
- Proven maintenance experience including at least three (3) years in a supervisory or lead position.
- Proven experience in the trades including electrical, plumbing, carpentry, painting, machine servicing, repairs, and pool equipment.
- Knowledge of state and federal safety regulation and codes.
- Ability to make sound decisions quickly, accurately, and efficiently.
- Ability to interpret building plans.
- Have a proven clean driving record and valid driver’s license.
- Be able to work in a standing position for long periods of time, and in the outdoors, during inclement weather.
- Must be available weekends, nights, and holidays.
- Have the ability and willingness to bend and lift up to 50lbs.
- Knowledgeable in computer proficiency i.e.: Outlook, Excel, Word, and Alice.
Non-Essential experience:
- OSHA 10-hour construction safety certification is a plus.
- Other certifications pertaining to facilities management is a plus.
