THE ROLE:
TJH is looking for an experienced Director of Purchasing to support our NorCal Division in Redwood City, CA. The Director of Purchasing is responsible for leading a portion of the team and/or most important product lines for all division projects. Sources important vendors, an expert in Estimating and contracts to create specific bids to develop and buy out all projects to meet cost and quality requirements. Works closely with the operations team to solve problems throughout the building process to ensure contracts meet schedules and deliver quality.
DAY IN THE LIFE:
- Oversee members of the purchasing department to source, bid and buy out projects on time and on budget.
- Develop and maintain excellent working relationships with trade partners, suppliers, and vendors. Attend Trade partner events to maintain relationships and expand the bid list.
- Ensure the accuracy of all scopes of work for all trade categories.
- Understand all trade partner capabilities clearly and ensure all are prepared for future growth and business plan expectations.
- Participate in site visits and collaborate with the land and construction teams to evaluate the trades' performance in relation to the contract's scope of work
- Align trade partner requirements with divisional business plan requirements.
- Work with construction, and customer care to manage trade partner performance, ensuring the best "total" costs considering quality, productivity, and service costs.
- Constantly monitor and work to improve the division's cost per sq foot for their specified spend categories.
- Negotiate and award supplier and trade partner contracts based on the best price/value combination, including pricing, quality, capacity, and the ability to adhere to work schedules.
- Validate that architectural plans are accurate and reflect the most current specifications.
- Oversee and assist in recruiting new qualified subcontractors and suppliers.
- Drive the bidding process to ensure all costs are negotiated to be cost-effective, all-inclusive, and timely.
- Ensure all end-of-month cost-off processes to get accruals for current month closings.
- Negotiate prices, terms, time frames and award contracts in coordination with the operations team.
- Qualify all proposals to ensure bids are accurate and in compliance with the scope of work, design, and package.
WHAT YOU’LL NEED:
- BA degree in Business or similar discipline preferred
- 7-10 years of demonstrated Purchasing Procurement, Estimating and Residential Construction experience required
- Proficient in MS Office
- Requires the ability to communicate effectively (written and verbal) with managers, agencies, consultants, vendors, subcontractors, and all employees as needed.
