Position Overview:
The Development Manager IIis responsible for the day-to-day oversight of projects for the company from acquisition/entitlement hand-off through to completion and turnover to asset management. The Development Manager II reports to the Chief Development Officer and the Senior Vice President of Construction and works with other members of the company to successfully complete Core’s developments on time, within budget, and adhering to the brand standards and objectives. The Development Manager II acts as the primary interface between the company and the project team post entitlements beginning with design oversight and continuing through permitting, establishing GMP, construction, FF&E installation, and culminating with project closeout and warranty period oversight.
The Development Manager II will be responsible for the training and day-to-day management of one or more Associate Development Managers. The Associate Development Managers' main responsibility (job description attached hereto) is to assist the Development Manager II throughout all aspects of the project lifecycle.
The intent of this position is to oversee the delivery of one Ground-Up, New Construction project annually while assisting with due diligence and entitlement initiatives to sustain the company's pipeline of development projects.
What You Will Do:
Pre-Construction
- Track and manage project schedules ensuring timelines are met successfully
- Establish, direct and/or document project meetings
- Overseeing the design and architecture
- Present design options/intents to the executive team for the differing stages of development
- Managing consultants
- Negotiation of consultant, vendor and contractor agreements
- Manage the permitting process with all required governmental entities
- Reviewing/Approving invoices
- Weekly updates to leadership
- Developing & recommending contracting strategy
- Reviewing construction bids and providing recommendations
Construction
- Identifying schedule and budget risks and develop strategy to mitigate
- Observing construction progress
- Identifying issues and recommending solutions
- Ensuring team is aware of budget, forecast, and timeline
- Updating project forecasts
- Reviewing change orders and present to senior management
- Reviewing invoices for conformance with contracts and preparing monthly draws
Post-Construction
- Follow-up on open punch list/warranty items
- Financially close out project
- Liaison for warranty and punch list work following project delivery
- Close-out of project with Contractor
Ideally, you'll have:
- 5 Years of Development/Construction Experience
- Bachelor’s degree in engineering, construction management, or other relevant field
- A solid understanding of construction and construction processes
You'll crush it if you have experience with:
- 8-10 Years of Development/Construction Experience
- Completing a development cycle from entitlements to delivery
- Student Housing, Multi-Family, Hospitality, or Senior Living
