T&B Planning, Inc. is a privately held consulting firm seeking a Development Associate to join our Development Services Team. Our clients are high profile real estate developers in the industrial, commercial retail, and housing sectors in Southern California. Our portfolio includes but is not limited to industrial warehouses, retail, and master-planned residential communities.
The Development Associate will project manage and assist our clients in all aspects of development projects from acquisition to construction, working with client’s team of architects, engineers, landscape architects, and other disciplines to secure entitlements and permits. The Development Associate will work with a lead Development Project Manager or directly with the Development Director and be responsible for ensuring that our clients have the right information to make informed decisions about land acquisition, entitlements, and post-entitlement permitting.
The position of Development Associate is ideal for a candidate that wants to learn more about land development, entitlement, permitting, and is highly organized, a great multi-tasker, and performs well in a fast-paced environment.
Job Duties:
· Participate in meetings with clients and project teams.
· Log and track information on multiple projects at a time using organized systems.
· Establish and maintain professional and effective relationships with the Development team, clients, and consultants, meeting on a regular basis to review all aspects of development projects.
· Attend meetings with government staff and maintain relationships to expedite projects through entitlements and permitting.
· Assist with management of consultant teams, including architects, engineers, and other consultants to oversee timely deliverables.
· Complete applications and submittals promptly and submit and follow through to obtain land use approvals and or building permits.
· Prepare tracking sheets to track entitlements, conditions of approvals, mitigation measures and or permit issuance.
· Conduct research on planning, zoning, permits, and environmental clearances.
· Work with clients to support real estate acquisition goals and profitable investment.
· Travel local by vehicle for in-person submittals to various government agencies.
· Other duties as assigned by Development Director.
Qualifications:
· Minimum 2 years of experience working in real estate development in a due diligence, research, permitting, analysis, or development role.
· Strong project management skills, results-driven, with ability to manage multiple deadlines.
· Strong quantitative skills in Excel, MS Project or comparable scheduling program.
· Proficient in MS Word, with ability to write and format clear and concise letters and summary reports.
· Effective communicator who can present complex information in clear and complete written and verbal formats.
· Ability to multi-task in a fast-paced environment.
· Effective prioritization and organizational skills.
· Motivated to meet expectations and deadlines.
· Must be a team player, but also a self-starter that can perform with limited direction.
· Bachelor’s Degree; preferably in real estate, urban planning, business administration, or project management.
