Detroit - Contract: Real Estate Broker/ Office Manager

Home365 is seeking a Broker to play a crucial role in the leasing and showcasing of our vacant properties in the Phoenix, Arizona area. This part-time position will be compensated with a monthly retainer, successful lease-signings fees and additional compensation for available Onsite Property Services.

Key Responsibilities:

Leasing and Property Showcase:

• Showcase vacant properties to prospective tenants, highlighting their features and benefits.
• Generate leasing interest by effectively communicating property details, lease terms, and rental application procedures.
• Coordinate property viewings and ensure a smooth leasing process.
• Provide prompt and professional responses to tenant inquiries and concerns.

Tenant Management:

• Oversee tenant move-ins and move-outs, inspecting properties to ensure they meet quality standards.
• Facilitate property maintenance and repairs to enhance tenant satisfaction.

Onsite Property Services:

• Inspecting and reporting on property conditions during tenant move-ins and move-outs.
• Property inspections
• Lockboxes placement and replacement
• Posting notices
• Overseeing and coordinating Evictions
• Facilitating onsite repairs and maintenance.
• Attending onsite for other services required by the company.

Reporting:

• Provide detailed reports on property showings, lease signings, and tenant interactions.
• Offer feedback to improve property presentation and leasing strategies.

Office Visits:

• Regularly visit the local Home365 office to manage and administer correspondence in coordination with company representatives.

Territory: Phoenix, Arizona

Compensation:

• Monthly retainer of $1,000+ for Office Services.
• $500 for every successful lease signing.
• $45 fee for each successfully completed Onsite Service.

Expenses:

• Company will reimburse approved business-related expenses incurred by the Designated Broker.
• The Designated Broker is responsible for their own automobile and related expenses, including public liability insurance.

Payment:

• Fees for Office Services and each Onsite Service will be paid within 14 days following the calendar month in which the service was provided.

Qualifications:

• Active Arizona Real Estate Broker License.
• Proven experience in property management, leasing, and Real Estate.
• Strong interpersonal and communication skills, with the ability to effectively market properties.
• Reliable transportation and a valid driver's license.
• Ability to work independently, prioritize leasing activities, and meet leasing targets.
• Professionalism and attention to detail.
