Job Description:
Thompson Builds is a General Contractor specializing in Design / Build. We are seeking a Project Manager / Estimator to add to our team!
Position Summary:
Responsible for preparing quality pre-construction, design build and construction estimates including; order of magnitude estimates, conceptual budgets, design development budgets, construction bid document estimates, etc. Responsible for leadership of the planning and execution of all construction activities necessary to execute one or more projects.
Requirements:
• Proven working experience in project management - 5 years +
• Proven working experience in project estimation - 5 years +
• Excellent client-facing and internal communication/personal skills
• Excellent written and verbal communication skills
• Solid organizational skills including attention to detail and multitasking skills
• Strong working knowledge of Microsoft Office, Excel, Outlook and Project software
• Two- or four-year degree preferred
• Ability to take initiative
• Skilled collaborator
Job Tasks:
Estimating Responsibility
• Review proposal specifications, drawings, etc. to determine scope of work and required contents of estimate
• Perform site visits to ensure accuracy of scope and estimates
• Gather scope of work from clients and understanding of client's needs and wants
• Maintain project quotes and documentation
• Ability to think out side of the box, value engineering
Project Management Responsibility
• Coordinate internal resources and third parties/vendors for the flawless execution of projects
• Assist as required in the overall development and coordination of design and construction documents, menus, estimates, specifications and bid packages through record drawings.
• Ensure that all projects are delivered on-time, within scope and within budget
• Developing project scopes and objectives
• Ensure resource availability and allocation
• Develop a detailed project plan to track progress
• Report and escalate to management as needed
• Manage the relationship with the client
• Establish and maintain relationships with third parties/vendors/suppliers.
• Create and maintain comprehensive project documentation
• Communicate and follow up with clients about specific projects and their goals
• Generate invoices for clients based on services rendered and in coordination with the project schedule
• Visit project sites to evaluate progress and to respond to customers' concerns or questions
• Coordinate with suppliers and vendors to ensure our construction teams have the materials they need
• Communicate with site superintendents about delays and any other issues that must be communicated to clients
• Create digital O&M manuals
• Be familiar with both hard copy and digital construction documents & blue prints
