- High school diploma/GED

- Set team and individual performance goals; weekly, monthly and annual and conduct meetings to communicate goals and provide support to accomplish goals
- Supervise and motivate team members to achieve operational goals; provide ongoing feedback as well as formal and informal performance evaluation, facilitate performance management for under performance up to and including terminations of employment if warranted
- Oversee team members; provide new orientation, instructions on procedures and guidelines and safety standards
- Oversee team members work to ensure quality and adherence to standards
- Manage team’s time keeping; review, correct and approve timesheets
- Ensure teams awareness of industry laws, standards and regulations as well as market/industry conditions and trends via trade publications, professional organizations, etc.

- Determine monthly specials/ concessions for the property Determine rent adjustments and concessions, and negotiate incentive offers for renewals
- Oversee collection of rent in a timely manner according to business standards
- Oversee leasing activities to achieve occupancy standards; advertise available unit using a variety of media and promotional materials, plan events to generate foot traffic, ensure unit readiness and adequate Leasing Agent coverage
- Oversee local market surveys and monitoring of competitors
- Oversee monthly lease renewal process; including generating reports, evaluating residents standing, assessing rental rates,
- Review all notices to vacate to determine the cause of the move-outs
- Oversee generation of necessary legal action, documents and process in accordance with State Law and Westland Real Estate Group’s guidelines
- Oversee vendor/contractor work; communicate with vendors regarding work schedule, work quality and billing; maintain a collaborative relationship
- Physically walk and inspect community and check vacant apartments on a regular basis
- Conduct inspections of units as appropriate (semi annual and annual); inspect with residents as required to assess apartment conditions
- Encourage positive resident relations; plan and conduct resident appreciation activities
- Enforces residential policies and procedures by identifying violations and addressing violators
- Oversee maintenance and repairs including managing inventory and aging of work orders to maintain alignment with business standards
- Assure quality and quantity of market ready apartments
- Update vacancy status on a daily basis on Availability Board and in core system (Yardi); coordinate with maintenance and make-ready staff to ensure timely condition of apartments after move-out
- Meet with Maintenance Supervisor daily to discuss schedules and maintenance activities and Mobile Maintenance usage and accuracy trends
- Report all liability and community incidents to Regional Managers and corporate office immediately
- Ensure that all workers’ compensation claims are reported and proper paperwork is completed
- Secure property by reporting security issues to Regional Manager, respond to emergencies
- Maintain records and ensure submit non-financial and HR related required reports to leadership as appropriate (daily, weekly, monthly)
- Attend scheduled management meetings
- Special projects and other duties as assigned
