RK Properties in search of a seasoned Community Director to oversee the day-to-day operations at an exquisite, high-velocity apartment community in the Charlotte region. The ideal candidate should have a minimum of 3 years of experience as a Community Manager, accompanied by a proficient understanding of YARDI, Rentcafe, CRM, and Microsoft Systems.

Responsibilities
In the role of Community Director, your responsibilities will encompass effective leadership and management of the daily operations of a 275-unit community. The primary objective is to attain the operational and financial goals for the site, simultaneously enhancing property value and addressing the diverse needs of residents.
Job Duties Include, but not limited to....
- Optimize Net Operating Income (NOI) by strategically maximizing rental rates and occupancy levels, while concurrently managing property availability and controlling expenses
- Implement effective rental and occupancy strategies to enhance revenue and maintain a vigilant approach to cost management.
- Strategically planning and overseeing property expenditures to adhere to established budgets.
- Review property AR reports daily and actively monitor delinquency closing and ensure the property meets budgeted delinquency.
- Actively ensuring property performance is maximized by walking the entire property weekly, inspect already units prior to future move-in and meet with team to plan property improvements that will assist with providing the best resident experience.
- Monitor leasing performance of the property and implement marketing initiatives to successfully lease community and retain residents.
- Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, and an overall positive reputation.
- Maintain positive relations with all vendors and make sure the best quality is being provided
- Coordinate special projects as required on property efficiently.
- Review all rental applications prior to moving forward with an any decision.
- Computer software experience to include YARDI, CRM, Rent Cafe, MS Word, MS Excel, MS Outlook, and related is preferred
- Basic understanding of Landlord/Tenant laws and application, familiarity with state specific Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA
