America's Central Port is a public port authority, economic development agency, landlord, and developer. Our 1,200-acre property is located on the site of a former U.S. Army logistics base, just across the McKinley Bridge from St. Louis, MO. Through its redevelopment efforts, the Port has attracted over $300 million in private investment since 2007 and is responsible for over 2,460 local jobs. Our staff includes on-site maintenance, security, and office personnel whose contributions make the Port a great place to live and work.
We are seeking a full-time Commercial Property Manager who will provide excellent service to the Port’s commercial tenants and cultivate positive relationships with prospective tenants, partners, and community stakeholders. The Commercial Property Manager is responsible for ensuring the Port’s 2 million sq. ft. of industrial space and 70,000 sq. ft. of office space are fully leased.
Job Functions:
- Serves as the primary point of contact for the Port’s approximately 60 commercial tenants.
- Responds to work orders, tenant problems, and other requests in a timely and professional manner. On-call for property and tenant emergencies, as needed.
- Coordinates work orders with the Port’s Facility Manager to ensure maintenance issues are scheduled and completed in a timely manner.
- Sends tenant communications and plans tenant appreciation events/gifts.
- Oversees and maintains tenant lease files, records, and correspondence in coordination with the Office Manager and Receptionist.
- Monitors key dates.
- Ensures commercial properties are fully leased.
- Provides tours, marketing information, and lease drafts to prospective tenants.
- Negotiates new leases and lease renewals under the direction of the Deputy Director and/or Executive Director.
- Prepares board resolutions and memos for the approval of new leases and lease renewals using existing templates.
- Engages with community and business partners to ensure they have recently toured the property or are otherwise aware of the Port’s full real estate offerings.
- Participates in community, industry, and government organizations and committees that advance the Port’s mission.
- Reviews and sends monthly rent invoices and utility/service bill-backs to tenants.
- Prepares/reviews CAM estimates and reconciliations.
- Manages delinquency communication and reporting. Coordinates default proceedings and collection actions.
- Researches billing discrepancies and resolves billing/collection issues.
- Prepares and reviews monthly property management and financial reports.
- Reviews invoices for accuracy and ensures proper coding.
- Investigates cost reduction opportunities.
- Assists in the preparation of the annual operating budget and 5-year capital improvement plan.
- Performs other duties as assigned.
PROFESSIONAL QUALIFICATIONS:
Education/Experience:
BA/BS degree in Real Estate, Business Administration, or a related field.
Real Estate License or Real Estate Certification preferred.
Minimum of 2 years of Commercial Property management experience required. Industrial experience preferred.
Skills/Abilities:
- Exceptional customer service skills. Professional and courteous in person, on the phone, and in email. Maintains positive relationships with tenants and staff.
- Excellent written communication and follow-up skills.
- Understand and interpret lease language to enforce lease terms. Knowledge of gross and triple net leases.
- Previous experience with lease negotiations and contract language.
- Ability to work in both office and field environments (must be comfortable with physical activities such as walking uneven terrain)
- Proficient in Microsoft Office (Word, Excel) and Google Workspace.
- Experience with property management software is required.

Salary: DOE. Competitive salary range from $70,500 / year and commensurate with experience.
