Job Description: Building Maintenance Technician
General Duties and Responsibilities:

Essential Duties and Responsibilities:
- Uphold the pristine appearance and cleanliness of all City Facilities.
- Collaborate with contractors for maintenance work on City buildings.
- Receive and efficiently complete work orders related to building maintenance.
- Execute basic electrical and plumbing tasks.
- Set up meeting rooms for City Council meetings and other functions.
- Evaluate heating and air-conditioning units in City buildings.
- Perform routine maintenance and repairs on city buildings and facilities.
- Conduct custodial duties, including floor care, furniture maintenance, window cleaning, and restroom upkeep.
- Handle the movement and assembly of heavy furniture, equipment, and boxes.
- Participate actively in monthly departmental safety meetings.
- Ensure the proper securing of city equipment for employee and citizen safety.
Additional Duties and Responsibilities:
- Assist in facility inspections to identify necessary maintenance and repairs in adherence to safety codes.
- Support the Supervisor in semi-skilled masonry, painting, carpentry, or related tasks requiring proficiency in various hand and power tools.
- Perform minor maintenance work on assigned equipment.
- Undertake any other duties as assigned.
Job Scope:
- Involves recurring work situations requiring moderate degrees of discretion.
- High need for accuracy and effective utilization of accepted programs and procedures.
- Independent operation with work verified by supervision.
Position Purpose:
- Execute a range of technical labor tasks in and on City buildings.
- Ensure completion of all maintenance work orders throughout the City of Union City.
- Contribute to the efficient maintenance of City-owned buildings and grounds.
- Independent operation with results monitored by the Building Maintenance Supervisor.
Communications/Customer Contact:
- Critical community contact in a service capacity across the entire City community.
- Success is tied to developing goodwill and support for City programs and initiatives.
Competencies/Specific Experience or Training Preferred:
Education and Experience:
- High School diploma or equivalent.
- Four years of experience in building maintenance with technical training.
- Must possess a valid State of Georgia Driver's license.
- Equivalent combination of education and experience.
Knowledge, Skills, and Abilities:
- Ability to follow guidelines, including City codes, departmental policies, and State and Federal rules.
- Considerable knowledge of building maintenance requirements.
- Knowledge of various HVAC systems installation, repair, and maintenance.
- Skill in electrical and plumbing tasks, carpentry, and operating a variety of hand and power tools.
- Ability to work independently, coordinate with contractors, and manage multiple tasks simultaneously.
- Problem-solving skills with the ability to evaluate and identify solutions.
Equipment and Applications:
- Proficiency in computers, peripheral equipment, designated software applications, telephones, copiers, and other office equipment.
Job Conditions:
- Work performed both indoors and outdoors, occasionally in extreme weather conditions.
- Physical exertion, including the ability to lift objects up to 50 pounds, stand, walk, sit, carry, pull, climb, balance, stoop, kneel, crouch, reach, handle, hear, speak, and see.
- Occasional exposure to fumes, airborne particles, and toxic or caustic chemicals.
- Specific vision abilities required include close vision, distance vision, color vision, depth perception, and ability to adjust focus.
- Low noise level in the work environment.
