Opportunity: Engineer Holiday Inn Express Downtown Atlanta

JOB DUTIES:

1.      Responding in a courteous manner to all guest questions, complaints or requests.

2.      The Chief Engineer must inform the Controller and General Manager of all major repairs and replacements for tax, insurance, budgeting and cash flow reasons.

3.      Ensure that the physical plant and FF&E within the property are maintained in top condition.

4.      All storage closets should be clean, orderly and locked. All flammable materials must be safely stored in flammable liquid storage chests and all products/chemicals must be properly labeled and stored.

5.      All property equipment (i.e. audio, visual, office and televisions sets) must be inventoried annually against a list of manufacturer’s serial numbers.

6.      All purchases must be documented to ensure that all items purchased for/by engineering are for approved property projects only.

7.      All contacts and lease agreements must be submitted to the Controller and General Manager for approval.

8.      Engineering budgets must be submitted annually for the property business plan with thorough backup.

9.      A recap of the activities in the Engineering Department must be prepared monthly.

10.    Energy readings should be taken weekly to verify correct budgeted consumption.

11.    A room key inventory should be taken weekly to verify correct number of back up keys needed to be cut.

12.    A separate log/file must be maintained which records inspection, repair and maintenance for each of the following. Boiler, HVAC system, Property Fire Alarm and Life Safety System, Utility meters, Roof Repair and maintenance, Swimming Pool and other necessary areas. Elevators- per state or local code

13.    All guest rooms must be inspected by engineering once a week.

14.    All public areas and building exteriors must be inspected once a week.

15.    Mechanical rooms must be inspected daily for cleanliness and proper operations.

16.    Life safety equipment must be inspected with the following schedule and inspections logged/filed:

 

a.      Flow test sprinkler system- monthly Churn test fire pump- monthly

b.      Flow test fire pump- monthly

c.      Dropload test emergency generator- monthly

d.      Fire extinguisher inspection by licensed and bonded company – annually

e.      Exit signs- ongoing

f.       Exits and exit routes- ongoing

g.      Fire hoses and nozzles- weekly

h.      Kitchen systems

i.       Trip fire alarm- monthly

j.       Smoke detectors- yearly

 

17.    Confirm with city officials that exterior hydrants are tested and inspected on an ongoing basis.

18.    Additional checklists should be utilized to the one provided.

19.    The Engineering Shop and office must be maintained in an orderly fashion with tools, equipment and supplies neatly stored and well maintain. Hazardous chemicals must be properly labeled and secured. Material Safety Data sheets are to be maintained, and all employees trained in the handling of chemicals.

20.    Implementation and ongoing review of the properties preventative maintenance program.

21.    An energy action plan must be submitted yearly to the General Manager or Controller. Implementation of a daily energy conversation check list should be used by the AM and PM staffs.

22.    All properties are required to utilize a maintenance request system/work order system which ensures that any item which is in need of repair or maintenance is prioritized and remedied.

23.    Insure all training (especially as it pertains to safety and security) must be documented, on file and easily available for review.

24.    Implementation of a safety committee within the hotel for the purpose of ensuring a safe and secure environment for guests and employees.

25.    Responsible for engineering all employees receive “Right to Know” training before they begin working with chemical products or in conditions that may be hazardous. Additional “Material Safety Data Sheets” must be posted for all chemical products.

26.    Insure proper guest room procedures are followed when entering a guest room.

27.    Compliance with all company policies and procedures.

28.    Compliance with all federal, state and local laws.

29.    Ensure new employees are properly trained in emergency procedures and fire extinguisher equipment usage. All employees must be retrained annually in the use of property fire Extinguishers, and the use of fire protection equipment as required by OSHA.

30.    All employees will be provided with specific safety training which includes knowledge of how to deal with all emergencies such as fire, criminal, natural disasters, bomb threats, accident or injuries. The Chief Engineer is responsible for ensuring all employees understand their individual role in an emergency situation.

31.    Recommends projects to management for future capitol budgets. Obtains bids, supervises and coordinates contractors in performance of project work. Ensures are contractors provided proof of insurance, license and are bonded prior to beginning any property work.

32.    Is familiar with and recommends needed work for hotel to adhere to Americans with Disability Act (ADA).

33.    Maintains, monitors and stays current on required property equipment, elevator permits and licenses as required by law.

34.    Controls, schedules and monitors department interviews and hires applicants for employment, assigns and trains to assure proper placement.

35.    Provides support and services for banquets, meetings and sales functions.

36.    Attends appropriate meetings.

37.    Familiar with all major shut off stations, including water and electric and with fire alarm stations.

38.    Responsible for ensuring all employees charged with operating company vehicles maintain a valid driver license and have a clear DMV record.

39.    Performs miscellaneous duties as assigned.

 

JOB QUALIFICATIONS:

 

1.      Education:    Four year college degree or equivalent education/experience preferred.  Licenses or certificates in plumbing, electrical, HVAC or other fields helpful

2.      Experience:  Five (5) years of hotel, commercial or multi-family experience required.  Must possess a proven track record of success in maintaining building of similar size and complexity.

 

Physical Abilities

1.      Lifting up to 50 lbs., pushing or pulling cart up to 200 lbs.

2.      While performing the duties of this job, the employee is regularly required to sit, stand, bend, walk, use hands to fingers, or feel objects, tools or controls, lift boxes (up to 30 pounds), talk and hear.  Vision abilities required by this job include close vision to a computer screen.

3.      Bending/kneeling - occasionally during shift when needed to lift or load luggage into van or onto cart.

4.      Mobility - walking up to 1/10 mile frequently during shift.

5.      Continuous standing - to fold linen and terry, frequently during shift.
