Job SummaryThe Manager of Building Services will be pivotal in overseeing and coordinating various building maintenance and service tasks, including carpentry, painting, masonry, locksmith work, and roofing. The manager leads a team of skilled technicians and craftsmen while ensuring building maintenance operations align with and support the broader university mission. This position reports to the Assistant Vice President of Facilities and Campus Safety and there are three staff members reporting to this position. This position is classified as non-exempt under FLSA regulations.Specific Responsibilities· Leadership: Provide clear direction and leadership to a team of technicians and craftsmen, including daily task assignments and work prioritization. Oversee personnel actions, such as interviewing, hiring, training, evaluating, and implementing disciplinary measures within the department.· Project Management: Oversee the planning, execution, and completion of carpentry, painting, masonry, locksmith, and roofing projects, ensuring high-quality workmanship. Coordinate with department members to ensure timely and efficient project delivery.· Operations Management: Develop and maintain comprehensive schedules and plans for daily and project-specific tasks, ensuring timely completion of work orders. Evaluate campus buildings and identify areas in need of maintenance or improvement, collaborating with relevant departments for enhancements.· Resource Management: Procure materials, equipment, and supplies required to support day-to-day operations and project needs efficiently. Manage contracts and vendor relationships as necessary to ensure the availability of essential materials and services. Evaluate vendor performance and negotiate contracts to secure favorable terms for the university.Collaboration and Mission Alignment: Work closely with other facilities management leaders to ensure that building maintenance operations align with and support the broader university mission. Collaborate on strategic initiatives and projects to enhance the overall functionality, safety, and appearance of the university’s buildings and facilities.
Required Qualifications:EducationMinimum high school diploma or equivalent. Vocational or technical school training in construction, carpentry, or related field preferred.
ExperienceMinimum of 4 years of experience in building maintenance, construction, or related field. Supervisory experience preferred.Knowledge, Skills, Abilities· Strong knowledge of building maintenance and construction practices, including carpentry, painting, masonry, locksmith work, and roofing.· Excellent organizational and project management skills.· Excellent oral and written communication skills, with the ability to follow and convey instructions effectively and concisely.· Familiarity with computer software, particularly Microsoft tools such as Outlook and Excel, for effective communication and data management.· Ability to receive and interpret instructions while maintaining a flexible work schedule, including overtime availability when required.
Additional Requirements· This position requires a valid driver’s license, and the ability to drive and qualify under the university’s insurance carrier when driving a university and/or leased vehicle.· Participate in being “on-call” after-hours as required.

Position requires the ability to talk and to hear instruction. Position requires occasional manual dexterity and the ability to use fingers, hands, and arms to feel, handle, and reach. Position requires occasional stooping, crouching, and bending. Position requires the ability to occasionally lift 10 pounds. Ability to use various tools and equipment associated with building maintenance and construction. Ability to lift heavy weights, work outdoors in all weather conditions, and on occasion, work in confined spaces. Working conditions are indoors and outdoors.
