This is what You`ll Do:
- Supervise vendor operations including HVAC, security, maintenance, sprinkler, fire extinguisher, lighting, plumbing, recycling, etc. for building complex including corporate office, laboratory and warehouse.
- Perform minor repairs and supervise major repairs for the building complex.
- Routine inspections building systems and equipment, including HVAC, plumbing, electrical, elevators, security systems and grounds.
- Complete and maintain routine building inspection logs and report of any deficiencies found.
- Respond to emergency maintenance requests and assess the building for potential safety hazards.
- Maintain continuous system operation by adjusting, repairing, replacing, or modifying all building systems, including automation/robotic system components associated with plasma processing conveyance and storage retrieval systems.
- Troubleshoot advanced electrical and pneumatic control systems such as vision systems, laser markers, pick and place material handling.
- Work with vendors and contractors regarding installations, contracted preventative maintenance, and modifications to building and equipment ensuring that all safety procedures and guidelines are followed.
- Coordinate maintenance of fork trucks, conveyors, and other warehouse mechanical equipment.
- Coordinate, maintain contracts, and supervise the maintenance and cleaning of the complex including exterior grounds and landscaping maintenance, and waste management.
- Provide periodic reports to the Corporate Facilities Manager and attend periodic meetings regarding building updates, operating costs, new issues, productivity/accomplishments, incidents, and work order details.
- Solicit bids, prepare cost estimates, and supervise all building maintenance contracts. Assess cost and get prior approval for new projects.
- Order supplies and parts for delivery and/or pick up as approved and directed by Corporate Facility Manager / Facilities Director.
- Participate in and maintain compliant Universal Hazardous Waste program.
- Investigate site incidents and assist with resolutions/repairs.
- Perform administrative duties as required. This includes operating expense tracking and project accounting, tracking of invoices, report writing, etc.
- Travel as required (less than 5%)

- Minimum of (5) years’ work experience in a facilities maintenance, or equivalent combination of experience/ education/ work experience in related fields.
- Experience in troubleshooting and repair of PLC controls preferred.
- Ability to work independently and efficiently.
- Strong organizational and prioritizing skills and adaptability to changing priorities and multiple projects.
- Ability to deal effectively with people at all levels and provide excellent customer service.
- Excellent communication, analytical and negotiation skills.
- Participate on the Octapharma Plasma’s Safety Committee and coordinate safety management activity along with the human resources department on OSHA compliance, hazard analysis, job safety analysis, personal protective equipment management, training, and safety inspections.
- Act as Fire Warden for the Corporate Office.
- Act as an emergency services contact in local and national emergencies.
- Obtain local, state, and federal permits and certificates as required.
- Maintain building access security system.
- Provide after-hours contact/availability.
- Ensure Corporate Office / Lab back-up generators are maintained for 24/7 availability.
