LMG is a full-service commercial property management firm located in the Triangle and the greater Triangle area. LMG is a local family-owned-and-operated business based in Raleigh, North Carolina. As a full-time LMG employee you will be able to enroll in our medical and vision coverage starting on your first day of employment with the company paying 100% of the employee's premiums. In addition, you can be reimbursed for your dental expenses up to $1,500.00 annually. You will also be enrolled in a SIMPLE IRA (with a 3% Employer match), a $50,000.00 life insurance policy, and long-term disability insurance after 90 days with the company. LMG has an annual profit-sharing program based on individual and company performance. This position receives 5 paid flexible vacation days and 6 personal/sick days annually. LMG time is granted for military, jury duty, school, charity work, and bereavement as needed. After 1 year of service, employee may apply for paid time off for family leave of 6 weeks paid and 6 weeks unpaid and career education reimbursement. 


Job Description: Maintenance Engineer
The position of Maintenance Engineer of Lundy Management Group, LLC (Lundy) will include the responsibility for the overall repair and upkeep on all Lundy managed properties. This position will report to the Chief Maintenance Engineer.
Property management is inherently a job of solving problems and fixing situations on behalf of Lundy Management Group or a client. Many problems can be minimized by having policies and procedures in place that proactively head off issues before they occur. If preventative maintenance can avoid a future problem, Lundy expects the Maintenance Engineer to recommend the preventative maintenance be performed. It is incumbent on the Maintenance Engineer and all Lundy employees working with the Maintenance Engineer to create a job environment that is rewarding and enjoyable without allowing the problems and issues to create a negative environment.

Hours
The hours of work are based on a 40 hour regular work week, but the schedule of when you work can be flexible. Additional hours of work may be required to meet deadlines or respond to immediate tenant needs. Overtime work must be approved in advance by the Property Manager or Chief Maintenance Engineer. Compensation is based on hourly work with time and one half for after-hours work and double time for holidays.
Lundy also implements an after-hours on call system to provide 24/7 service to our clients. Each Maintenance Engineer is required to participate in the rotational on call system, typically less than 4 times a year.

Goals
Onsite visits to all the properties managed by the Company will be conducted on a regular basis and a routine Preventative Maintenance schedule will be followed.
The Maintenance Engineer should be able to perform the following duties at any of Lundy’s managed properties:

General Maintenance & Responsibilities
·  Respond promptly to tenant’s needs and requests
·  Escort contractors and service providers as needed
·  Follow up on any and all service requests to contractors
·  Maintain detailed records of activities and time spent on a job
·  Submit receipts for tools and materials needed to complete a job in a timely fashion
·  Replace lighting components as needed inside and outside buildings
·  Perform door repairs (repair locks, adjust hinges, closers, etc.)
·   Attend to any plumbing problems as needed
·  Monitor temperature settings and perform minor adjustments to the HVAC systems
·  Conduct fire and life safety inspections, following provided NFPA guidelines
·  Hang and assemble items as needed
·  Complete sheet rock and wall repair
·  Painting
·  Minor electrical
·  Conduct roof repairs
·  Window repairs
·  Dig holes and install signs for Lundy Management Group or The Lundy Group
·  Complete small pothole and asphalt repair
·  Repair and replace locks

Exterior Maintenance
·  Report to Property Manager any problems or lack of attention in landscaping and make recommendations on possible improvements
·  Keep entrance swept free of debris, gravel, etc.
·  Monitor landscaped areas for any irrigation system leaks or problems
·  Pick up any trash on grounds and sidewalks; endure trash receptacles are empty and clean
·  Check around dumpsters for trash; make sure pick-up schedules are adhered to
·  Examine any report roof leaks and try to determine origin before contracting work; work with roofer to verify completion
· Examine parking lot and sidewalks condition, taking care to report any trip hazards to the Property Manager

Inclement Weather
·  Assist with scheduling ice/snow removal (winter)for all properties, including overseeing work being performed and helping with snow removal when necessary (shovel walk, spread ice melt, etc.)
·  Perform walk-throughs of properties to make sure all ice and snow has been removed promptly
·  Check conditions and identify and address potential hazards

If Specialist/Vendor required to perform work:
·  Coordinate vetted contractor to do the work
·  Watch over contractor’s work and monitor their time and behavior
·  Assist contractors if needed
·  Determine fair pricing with vendors & contractors and assist with any negotiations
·  Maintain communications with the Property Manager so the client has up-to-date information on the project status
·  For large jobs, participate in obtaining a formal proposal

In general, support the Property Manager in whatever way possible to provide them with greater time for tenant relations. The position of Maintenance Engineer is an employee at will.
Insurance and benefits including but not limited to health and vision insurance and dental reimbursement starting on first day of employment. life insurance, disability supplemental, and company matching IRA plan available after a 90 day vesting period. Paid week vacation and 6 paid personal/sick days annually. Company vehicle can be provided for business-related travel and mileage is reimbursed for your personal vehicle if used for business-related travel. Office Supplies, Personal Protective Gear and/or Tools as well as reimbursement for cell phone are included. 


LMG requires employees to be vaccinated against covid-19, must provide proof within 30 days of employment.
