POSITION OVERVIEW
Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds. Working under limited supervision, monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling.
ESSENTIAL JOB FUNCTIONS
- Performs specialized and complex tasks such as carpentry, electrical, painting, roofing, HVAC, and locksmith tasks. Performs inspections of building systems including fire alarms, HVAC, plumbing and electrical.
- Complies with all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety.
- Reviews assigned work orders. Estimates time and materials needed to complete repair. Maintains adequate supplies and tools and orders necessary materials to complete all tasks. Utilizes building engines to manage work orders and track completion.
- Manage the installation and modification of building equipment systems. Leads troubleshooting and repairs of buildings and installed systems to include plumbing systems, kitchen equipment, roofs, drains, and HVAC. Inspects new installation for compliance with building codes and safety regulations.
- Operates, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building equipment, which may include mechanical/HVAC/plumbing systems, electrical, fire detection and suppression, safety, lighting, temperature control systems, building management systems, and digital systems.
- Oversees and inspects the work performed by outside contractors. Contracted work includes landscaping, snow removal, remodeling, HVAC/R, plumbers, and cleaning.
- Maintains the professional appearance of the property, equipment, engineering spaces, and common areas.
- Performs work in compliance with standard operating procedures and/or critical maintenance work instructions.
- Responds quickly to emergency situations, summoning additional assistance as needed.
- Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
- Participates in the “on call” rotation at assigned buildings.
- Performs other duties as assigned.

- Strong skills with Microsoft Office Outlook and other computer systems.
EDUCATION, WORK EXPERIENCE, AND INDUSTRY KNOWLEDGE
- Associates degree or equivalent from two-year college or technical school or a combination of education and relevant experience.
- Minimum 6+ years of related experience and/or training.
- Possess and maintain a valid driver’s license and good driving record.
- Universal CFC certification and/or one or more certifications in electrical, mechanical, HVAC and refrigeration systems required.
WORKING CONDITIONS
- This employee must be able to provide personal transportation for travel to and from off-site facilities.
- This employee will occasionally be exposed to outdoor weather conditions.
- This employee must have the ability to stoop, stand, walk, climb stairs / ladders, and have the ability to lift / carry heavy loads of 50 lbs. or more.
