We are looking for an Assistant Property Manager for our Luxury High Rise with Lease Up experience. Please apply if you have a proven track record of successful Lease Up property management. *

The Assistant Property Manager is fully accountable for all property operations. The purpose of the Assistant Property Manager is to manage and coordinate persons, activities effectively, and available resources to accomplish property objectives as set forth by the Area Vice President. These objectives will include maximizing occupancy levels and property values.

Duties and Responsibilities:

  • Responsible for staying within established budget annually.
  • Develop and set project goals to maximize revenue and control expenses.
  • Mentor and develop on-site management, and create clear and measurable goals that drive property and employee success.
  • Manage professional development and training initiatives for each property.
  • Maintain effective lines of communication and provide a positive attitude and regular contributions within a collaborative, team-focused environment.
  • Conducts ongoing training with office staff.
  • Address complaints and resolve issues.
  • Ensures that all rents are collected when due and posted promptly.
  • Responsible for submitting all invoices to the corporate office for payment.
  • Performs evictions, utility cut-offs, and landlord liens as required on delinquent rents.
  • Ensures that lease files are complete.
  • Responsible for office opening on schedule, condition of office, and model apartments.
  • Maintains records on all aspects of management activity daily, weekly, and monthly. Submits required reports to the corporate office on a weekly and monthly basis.
  • Hires, trains, motivates, supervises, and terminates all on-site staff to achieve operational goals of the assigned property.
  • Physically walks and inspects the property on a regular basis; verifies the condition of vacant apartments.
  • Shops competition and is aware of neighborhood market conditions.
  • Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
  • Build market presence through business development and outreach in social media and other online tools.
  • Incorporate evolving best practices in daily operation.
  • Conducts market surveys monthly and provides trend report information. Shops competition and is aware of neighborhood market conditions.

Education and Training:

  • Bachelor’s degree required.
  • CAPS or CAM preferred or similar industry-recognized designation.
  • Position requires at least 7 years of experience in on-site property management; 4 years of experience as a manager of a Luxury multi-family complex. Experience with Lease Up is a requirement.
  • Advanced knowledge in Microsoft Office Suite, Gmail, Yardi, OneSite, Real Page, and Velocity rental systems.

  • Ability to make effective presentations to managers and directors.
  • Ability to travel and, if necessary, attend out-of-town meetings or conferences which require overnight travel.

Physical Requirements:

  • Ability to work a minimum of 40 hours per week. Ability to stand and walk or sit alternatively depending on specific needs of the day. Estimate 40% of the time is spent on feet and 60% sitting at a desk.
  • Frequent need to see small detail and view computer screens and spreadsheets.
  • Ability to work in a fast-paced environment, meet deadlines, and multi-task.
  • Have occasional need to perform the following physical activities:
  • Bend/Stoop/Squat
  • Climb Stairs
  • Reach above shoulder
  • Walk apartment units
  • Lift 10-20 lb. boxes
