Job Title: Assistant Property Manager
Location: Aspen Hills (136 units) 803 S. Olympia Street, Kennewick, WA 99336
Schedule: Tuesday - Saturday. Tuesdays - Fridays are from 8:00am - 5:00pm and Saturdays are from 10:00am-5:00pm
Employment Type: Full-time
FLSA Status: Non-exempt
Reports to: Property Manager
Compensation Package:
- Competitive hourly pay rate of $23.00

Summary: To assist the Property Manager with marketing the property to prospective residents and to assist with resident retention.
Job Responsibilities:
- Comply with all Fair Housing and Equal Housing Opportunity requirements
- Comply with appropriate state landlord/tenant statues
- Maintain resident occupancy of 95%
- Ensure that vacant, model, and target apartments are spotless, and that appliance and fixtures are in working conditions
- Provide excellent customer service to prospective residents, including property tours, telephone inquiries, and performing move-ins
- Utilize YARDI to track and follow-up with prospective residents, and enter resident activity in an accurate and timely manner
- Achieve an average closing ratio of 40%
- Advertise and promote the property
- Ensure timely collection of rents and ancillary revenue
- Accurately code, post invoices, and submit to corporate accounting each week
- Assist in analyzing and controlling all property expenses to ensure reasonable cost/benefit ratio
- Meet operation budget projections and expectations
- Ensure retention of current residents by organizing resident activities, following-up on service requests within 24 hours, and handling resident complaints
- Make recommendations to the Property Manager on rental rates, concessions offered, and vendor relations
- Use Microsoft Word, Excel, and Outlook to analyze property data and create communication material
- Develop and supervise Leasing and other administrative staff, including recruiting, training, coaching, disciplining, and terminating if necessary
- Develop and supervise Maintenance staff to ensure the property is always functioning to its full potential
- Attend training and development seminars
- Ensure the property is free of safety concerns of deficiencies appearance, and respond appropriately to emergencies
- Other duties as assigned by the Portfolio Manager
Qualifications:
- Authorization to work in the United States
- High School Diploma or equivalent
- 1+ years of multi-family property management experience
- Working knowledge of Microsoft Office Applications
- Yardi Voyager and CRM experience preferred
- Ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making
- Demonstrates teamwork, good hygiene, excellent customer service and communication skills, and ambition for continuous professional development
- Always uphold the highest level of ethical behavior and integrity
Working Conditions:
- Approximately 80% in office environment using computer and phone
- Approximately 20% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, ladders, and maneuver walkways
- Ability to carry or move objects weighing up to 20 pounds
