.The Assistant Director of Maintenance role is to oversee, direct, and educate the daily operations of the maintenance staff. Primary responsibilities will include planning, coordinating, and executing assignments to the maintenance staff to ensure asset performance is achieving corporate established objectives and goals. A director must be detail-oriented and showcase strong leadership, communication, and problem-solving skills. This role will report to the Deputy Director of Maintenance.
ESSENTIAL FUNCTIONS:
Collaborate with both Deputy and Director of Maintenance to oversee day-to-day maintenance activities, including preventive maintenance, repairs, and inspections.
Monitor the performance of Maintenance processes, identifying areas for improvement, and implementing corrective actions.
Oversee various building systems, including HVAC, electrical, plumbing, and fire protection systems, ensuring optimal functionality.
Work together with external vendors and contractors to obtain services, parts, or expertise when necessary.
Conduct weekly payroll for maintenance staff, ensuring accurate and timely processing of payroll, including time and attendance tracking.
Administer disciplinary actions, when necessary, in consultation with HR and upper management, ensuring fairness and compliance with employment laws.
Works in conjunction with property management, leasing department, human resources, and senior leadership to ensure all management directives expectations are being achieved.
Manage a work order automated system to streamline maintenance requests, tracking, and reporting.
Conduct routine inspections of buildings, grounds, and facilities to identify maintenance needs, safety hazards, and compliance issues.

REQUIREMENTS & COMPETENCIES:
Demonstrate strong oral and written communication, problem-solving, leadership, and organizational skills.
Ability to set schedules, allocate appropriate staffing, and exercise time management skills.
Extensive knowledge of building systems including electrical, plumbing, HVAC, custodial, and grounds
EDUCATION / WORK REQUIREMENTS:
An Associates degree from an accredited college and/or Bachelor degree in relative field preferred
Facility or residential maintenance experience: 5 years (Required)
Knowledge of 32BJ and Local 3 union contract
Certifications such as the Facilities Management Professional (FMP) or Certified Facility Manager (CFM) are welcome
LANGUAGE SKILLS:
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
MATHEMATICAL SKILLS:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, etc.
Ability to comprehend reports, contracts, and proposals.
Knowledge of budgets, variance reports, and payroll
REASONING ABILITY:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to use discretion and exhibit high level of confidentiality.
