Job Overview: This position will focus on assisting in the management of new construction installations and punch lists for large commercial flooring projects while training to become a Construction Manager. The primary function of this position will be communicating with the General Contractor (GC) site superintendents and the company’s internal staff to coordinate new installations. This person will help manage the flooring project from conception to completion, including the creation and management of the final punch list. The Assistant Construction Manager will be expected to be present on the jobsite(s) full time with the occasional delivery of materials and/or visits to the office or warehouse as needed.
Essential Responsibilities:
- Act as the point of contact on the jobsite communicating with the GC and subcontractors while
maintaining responsibility for all flooring installations of the projects, from start to finish, by way of
overseeing and supervising the installation crews. - Work together with the assigned Construction Manager and Project Manager by keeping detailed
documentation of the project(s) including daily field reports, toolbox talks, and change order/extra work tickets. - Represent Real Floors Commercial through attendance of any onsite meetings (schedule/production, daily huddle, stretch-n-flex) with GC and relaying information to the Real Floors Commercial team and subcontractors
- Manage GC relationships on-site and coordinate with GC to maintain project installation schedule.
- Coordinate and oversee all tasks required to accommodate GC at the direction of the assigned
Construction Manager or Project Manager, reduce the risk of any potential installation delays, while
maintaining and ensuring performance quality and customer satisfaction. - Oversee all field operations (manpower and installations) to guarantee the work is done properly per the plans, per the project specifications, and per the completion schedule.
- Verify quality of installation, work performance, and work order completion to minimize punch and substantiate subcontractor payment.
- Support Project Manager with product inventory by the delivery and mobilization of material within the jobsite and keeping a record of proper count of both installed and unused material.
- Establish final Punch list with GC for all final installation work to be completed for project close out.
- Manage the completion of Punch-list and obtaining any necessary sign-off of closing documentation.
- Other duties as assigned by the General Manager to support the success of the Team.
- Previous proven commercial flooring field management experience
- General knowledge of all types of flooring materials and installation methods
- Effective communication skills both verbal and written
- Strong organizational and problem-solving skills
- Ability to multi-task efficiently and effectively
- Knowledge and ability to read blueprints
- Self-motivated and detail oriented
- Ability to work effectively as a team with other trades
- Ability to utilize computer & tablet technologies for documenting and communicating field notes to Project Manager and General Contractor.
