Non-exempt Job Summary:
Responsible for overall building maintenance, trouble shooting and fixing heating, electrical and plumbing systems. Responsible for routine maintenance on building equipment, responsible for infectious waste removal, and light carpentry duties. Typically requires 3 or more years experience in general maintenance.
Completes a wide variety of minor repairs through work orders that are received by the helpdesk work order program and follows the appropriate procedures for assigning and closing work orders as well as communicating work order status to the customers; Completes and documents assigned life safety PM's and testing as dictated by the DNV, DOH and appropriate NFPA code; Receives stock supplies, verifying proper quantities were received according to the order; Starts, adjusts, stops equipment such as generators, compressors, pumps, engines, steam boilers, refrigeration and HVAC equipment; Tests new equipment prior to installation to ensure it meets specifications and hospital safety policies; Coordinates and completes minor plumbing, electrical, maintenance repairs on all utility systems throughout the campus, such as minor wall repair, painting projects, boilers, pressure vessels, plant equipment, and energy management system. Assists with snow removal and deicing driveways and walkways; Provides on-call maintenance coverage for the hospital.
JOB QUALIFICATIONS: Education and Training:

Experience:
Previous health care facility maintenance experience preferred; On-the-job training and continuing education through manufacturers' training workshops and seminars. Skills and Abilities:

DEPARTMENT SPECIFIC Utilizes appropriate devices and/or body mechanics to aid in lifting and moving to prevent injuries. Adjusts temperature controls and thermostats to maintain desired temperatures. Assists with snow removal and deicing driveways and walkways. Checks emergency equipment regularly and tests emergency generators per NFPA requirements. Installs and repairs hardware such as hinges, door checks, door locks, brush and push plates for doors; removes and replaces faulty hardware. Performs safety checks on non-patient care and patient owned equipment. Completes minor wall repair and painting projects. Receives stock supplies, verifying proper quantities were received according to the order. Sets up and operates metal-working tools (e.g., grinder and drill press); solders as needed for repairing or making parts. Starts, adjusts, stops equipment such as generators, compressors, pumps, engines, steam boilers, refrigeration and HVAC equipment. Tests new equipment prior to installation to ensure it meets specifications and hospital safety policies. Completes work orders that are received by the helpdesk work order program and follows the appropriate procedures for assigning and closing work orders as well as communicating work order status to the customers. Completes and documents assigned life safety PM's and testing as dictated by the DNV, DOH and appropriate NFPA code. Completes minor plumbing and electrical repairs on all utility systems throughout the campus. Completes the routine maintenance, inspection and adjustment of the boilers on campus and coordinates the inspection of all boilers and pressure vessels by boiler inspectors assigned by the insurance carrier. Insures that all certifications are current and posted at the location of the equipment. Coordinates the installation and repair of plant equipment done by outside contractors as assigned by supervisor. Coordinates, completes and documents the manufacturer's suggested preventative maintenance on all plant equipment, including the addition of new equipment and deletion of retired equipment to the electronic PM program. Makes adjustments as needed to the energy management system by controlling the operation of equipment using the Siemens Insight program. Participate in the Facilities Department on call schedule and inclement weather response. Coordinates the hospital fire response when on call. Performs minor security functions related to parking lot and property issues and disruptive patients and visitors and coordinates activities with the local police when necessary.
