GENERAL INFORMATION-TRAVELING/WORKING SUPERINTENDENT

Ryzec Building Group, LLC is seeking a Commercial Construction Superintendent that would report to a Ryzec Project Manager or Partner. The ideal person exhibits the skill sets and desire to self-perform certain rough and finish carpentry work items and project punch-out, as needed. The actual phases of work that we plan on self-performing on each project always depends on the size of the project and the complexity of the required Scope of Work.

Our firm specializes in multiple construction venues. New construction & renovation of Food Service Franchise Facilities, Restaurants, Kiosks, Dining Halls in the Southeast US . Centered out from Nashville, TN, we perform new standalone building construction, public housing renovations and fit-out of retail, office and service facilities. This specific position posted is for a traveling assistant superintendent since we are interested in increasing our traveling superintendent work-force throughout the Southeast: AL, TN, KY, SC, GA, MS, LA .

Join our team as a Contract or Full-Time Employee based  with the consideration to be assigned to other projects in the Southeast, U.S.A. as a traveling superintendent. This also may include working in the Metro Nashville Area which is Ryzec's Home Office location. The typical time-frame for the majority of most of our Food Service, new or renovation venues, is 2-4 months with the average project between 10 - 12 weeks.

SPECIFIC JOB POSTING INFORMATION AND REQUIREMENTS

The specific position that we are staffing for starts May/June. The specific self-perform duties for this assignment are listed in the “Required Project Skills and Job Duties and General Job Responsibilities for Traveling/Working Superintendent".

REQUIRED PROJECT SKILLS AND JOB DUTIES for this JOB ASSIGNMENT:

• Dumpster management – usage optimization, replacement, and cleanliness in staging area.
• Clean up and/or supervision of clean up labor
• Perform light demolition work.
• Perform some light carpentry work, door & hardware installation & punch out.
• Be able to work with your own supplied power tools or Ryzec provided tools.
• Provide your own small tools to perform general carpentry work or inventory and manage Ryzec’s provided hand tools as coordinated with your Project Manager.
• Be able to operate demolition equipment & tools.
• Lifting to 100 pounds and maintain the ability to climb and move ladders & scaffolding to work up to 10' .
• Manage and Use small forklifts and pallet jacks to store and move materials to and from staging locations.
• Manage and use scissor platform lifts to complete higher elevation installations or perform management quality checks above ceilings and areas above 10’.
• New Project Kitchen Equipment and Appliances inventory tracking and client small kitchen tool management.
• Complete food service equipment demolition & installation.
• Perform some errands and material procurement as needed, locally where vehicle usage is part of your per diem or weekly auto stipend.
• Assist as requested to mobilize and demobilize, to and from the job site.
• Completion of daily job reports and photos.

GENERAL JOB RESPONSIBILITES for TRAVELING/WORKING SUPERINTENDENT:

• Works closely with the Project Manager/Company Partner to maintain an open line of communication and provides updates on items that impact schedule and budget.
• Oversee all aspects of construction project from planning to implementation.
• Allocate resources for assigned projects.
• Supervise onsite labor personnel and subcontractors.
• Coordinate and Document regular weekly owner’s key members meetings.
• Holds initial safety orientation training with every subcontractor prior to their starting work on-site Interface with project inspectors, contractors, design team, city & county officials & clients.
• Manages an effective near-term schedule, including a four-week look ahead, and overall job schedule
• Reads and studies construction documents such as specifications, contracts, shop drawings and blueprints to determine construction requirements and develops plan procedures for execution.
• Negotiate with contractors to manage the implementation & fair cost of change orders as requested by the Ryzec Partner or in his absence.
• Actively participates in subcontractor interviews, manages preconstruction and pre-installation meetings with subcontractors.
• Maintain high standards of workmanship that adhere to original plans and specifications.
• Manage all activities according to written policies and procedures, safety rules, infection control procedures, applicable building codes, and state and federal requirements.
• Strives for minimal punch list issues needing to be resolved.

QUALIFICATIONS:

• Previous experience in commercial construction management or other related fields. i.e. Prior Trade Owner, Lead Carpenter, Builder, General Contractor, etc.
• Familiarity with construction management software; MS Excel, Word, Project.
• Microsoft Computers, Apple Mac Computers & Smart Phone capable (Mac OS and iPad aptitude helpful)
• Strong leadership qualities.
• Strong negotiation skills.
• Deadline and detail oriented.

EXPERIENCE & EDUCATION: (In order of education and training prerequisites)

• 5 years’ experience as a Superintendent on commercial construction projects.
• Demonstrated experience with new construction and renovation projects.
• High School Educational Degree is a minimum, commensurate with additional experience.
• Successful completion of a Trade School or Union Journeymen Certification is highly beneficial w/HS Degree but not in lieu of.
• BS in Construction Management, Civil Engineering, or Architecture are very beneficial and preferable but NOT Required.

Additional Relevant Industry Certifications (Not Required but Relevant)

• Please list if current with OSHA 10 or 30 training certification.
• Please list if current with Active First Aid and CPR certification.
• Please list if you have any Healthcare Construction Experience or Training Certifications - i.e. Understanding of ICRA infection control requirements.
