JOB TITLE: Superintendent
DUTIES: Under direct supervision of the General Superintendent, responsible for:
- Read and understand work orders, budget, change orders, safety standards, plans specifications, shop drawings, submittals, manufacturer's literature.
- Read and comprehend complex instructions, correspondence, memos, blueprints, contract documents and specifications, and CPM schedules.
- Assist in documentation of project site and construction activities in writing and photos.
- Manage quality, production, logistics and coordination, ensuring subcontractor completes the assigned scope of work and assuming responsibility for productivity of crafts, efficient use of materials and equipment, and contractual performance of the project.
- Understand construction sequencing of activities, assisting with coordination and installation of activities overlapping using BIM modelling, simulation with Revit and scheduling.
- Manage on-site job safety, leveraging understanding of safety standards, and assisting and maintaining SDS sheets at the project office and all safety related information.
- Interact and communicate with project team, customers, subcontractors, vendors, inspectors, and employees at all levels of the organization.
- Attend applicable meetings, such as the job "kick off" meetings, weekly project meetings, monthly project manager-superintendent meetings, owner-architect (OAC) meeting, monthly job review meetings.
- Leverage extensive knowledge of established construction practices, procedures, and techniques and applicable local, state, and federal building codes.
- Input all correspondence into the drawings, request for information (RFI), architectural supplement instructions.
- Ensure "job closeout" procedures are followed, including the punch list, and verifies its completion.
- Ensure that the project is being constructed according to the master schedule and that the milestone dates are being achieved.
- Hold and conduct weekly subcontractor meetings and on-site safety orientation meetings, documenting items discussed, attendance sheets, holds subcontractors accountable as per Big-D expectations.
- Produce 3-week look ahead schedule. The 3-week schedule must mirror the overall project CPM schedule.
- Create a recovery plan for project delays and create a procurement log for critical materials or equipment to be delivered to project.
- Review established budget estimate and bid and assist the project manager, estimator, and job cost accountant with setting up the proper codes and organization of the job cost report.
- Proactively build positive variance when opportunities present themselves.
- Manage negative variance and reduces or eliminates potential cost overrun.
- Ensure subcontractors' prices are accurate and fair and that there is no overbilling.
- Ensure a storm water program policy plan (SWPPP) and dust control is in place at the onset of each project, that the notice of intent has been filed and that the plan is maintained.
Travel up to 100% of time to various unanticipated construction sites throughout Utah during the project lifecycle.
REQUIRES: Bachelor's degree or foreign degree equivalent in Civil Engineering, Construction Management, or related field and 1 year of experience as Project Coordinator, Civil Engineer or related field working in commercial construction projects.
Experience to include:
1. 1 year of experience with construction practices, procedures, and techniques working with local, state, and federal building codes.
2. 1 year of experience working with construction scheduling and sequencing, and cost control.
3. 1 year of experience interacting and communicating with project team, customers, subcontractors, vendors, inspectors, and employees at all levels of the organization in construction projects.
4. 1 year of experience with work orders, budget, change orders.
5. 1 year of experience working with safety standards.
6. 1 years of experience reading and documenting job specifications, contract documents, shop drawings, submittals, manufacturer's literature for construction projects.
7. 1 year of experience reading and comprehending complex instructions, correspondence, memos, blueprints, and CPM schedules for construction projects.
8. 1 year of experience with MS Excel, MS Word, MS Outlook.
