Reporting: Position reports to Joe Krumrey, Chief Operating Officer of Property Management
CWS Portfolio: 104 properties, 30,000+ class A units in North Carolina, Georgia, Texas, Colorado, Arizona, Tennessee, California, and Washington. CWS expects the portfolio to grow to 150 properties in the next seven years.
Employee Responsibility: Currently 200+ on-site and corporate employees report up through this position.

What You Will Do:
As Senior Vice President of Operations, you will be responsible for all aspects of successful property management for a large portfolio in multiple markets. Just as importantly, we are a growth-oriented company. Hence, we are seeking a candidate who has the background, capacity, and skills to support and be a key asset in our continued growth. Do a great job operating the properties
- Develop, execute upon, and accomplish strategies and goals which support the overall vision and objectives of the company.
- Recruit, hire, train, retain, and lead Operations leadership professionals.
- Ensure communities are staffed with top quality, trained, motivated and capable individuals who are able to achieve property and company objectives.
- Drive long term net operating income growth and promote the achievement of optimum operational, financial, and business performance at the properties.
- Lease the properties at rates that reflect the potential of the assets under current market conditions, both for new residents and renewals.
- Ensure effective budgeting of expenses and ensure effective operations within budget, while providing proper notification when extraordinary circumstances result in variances.
- Lead a high level of service quality to our resident customers, as measured in part by our online reputation ratings and net promoter scores.
- Effectively and efficiently market the properties to qualified prospective residents, especially online.
- Ensure property presentation meets expectations and is kept a focus, with a specific emphasis on the components of the tour route, vacant ready units, and amenities.
- Ensure effective communication of physical issues at the properties that require additional resources and support and communicate those issues to other areas of the company as appropriate.
- Accomplish the above for new takeovers as well as legacy assets.
- Participate in the due diligence process. Establish areas of focus for each new asset and ensure timely project completion after takeover. Meet or exceed the proforma for year-one.
Effectively collaborate with other departments within the Company
- Work with the Facilities Maintenance Department to ensure appropriate maintenance of physical components of the properties that are under the purview of Operations, including life safety systems.
- Execute capital and renovation projects, under the scope of Operations, on budget and at an appropriate / planned level of quality. For capital and renovation projects under the scope of Capital Projects, help support these efforts as appropriate.
- Demonstrate productive collaboration between the departments including Accounting, Asset Management, Capital Projects, Facilities Management, Human Resources, Information Technology, Marketing, Revenue Management, Risk & Safety, and Training.
Effectively problem-solve
- Have systems and communications in place that provide indications and warning, which enable proactive addressing of issues before they turn into major problems.
- When problems arise:
- Quickly and accurately diagnose the problem.
- Clearly, concisely, and accurately communicate the essence of the issue at hand.
- Clearly, concisely, and expertly recommend a remedy or take action on a remedy as appropriate.
- Follow-up and follow through until all necessary remedies or actions have been completed.
- Hold yourself and relevant team members accountable to learning from the problem and ensure that similar problems do not occur in the future.
- Establish and maintain credibility and trust with investors in areas related to income, expenses, physical issues, personnel, safety, and security.
Qualifications:
- 10+ years progressive management experience in the multifamily real estate sector.
- 3+ years of experience leading significant multifamily operations, including top level strategic planning and tactical management.
- Knowledge of the multifamily industry’s trends, best practices, rules and regulations.
- Proficiency in Microsoft Office programs (especially Excel) and property management systems such as OneSite or similar software and revenue management systems.
