Description
The purpose of the position is two-fold: (i) to manage the Real Estate portfolio for all TBC brands within a designated geographical territory with emphasis on maximizing the profitability of company owned and leased assets, with additional support and management of controlled franchise assets, and (ii) to manage new store growth of the company’s franchise brands within a designated geographical territory in support of corporate expansion objectives and policy, including market analysis and strategic growth planning.
Management functions include site search, site selection, site presentation, site securing, lease renewals, extensions, amendments, terminations, Real Estate control policy, disposal of surplus property, subleasing, determination of rent or rent reduction requests, eminent domain, insurance, taxes, and landlord disputes.
Job Responsibilities
- Managing the Lease Renewal Process (and other property management projects), including negotiating extensions, new lease options, rent reductions, obtaining Tenant improvement allowances, and other needs as required. Provide assurance to the business that notification contractual dates are met in a timely manner and the proper management approvals and documentation are completed.
- Manage property purchases, right of first refusal notifications, coordinate with Landlord on condemnations, coordinate with the legal department and lease administration to complete lease amendments relating to all transactions.
- Provide holistic market planning for DMA’s and selected markets, prioritizing market plans in conjunction with Operations and Franchise Development Teams.
- Establishing local brokerage and developer contacts to aid in the effectiveness of site identification.
- Coordinating with the Operations Team, Franchise Development Team, Real Estate Market Research Team to analyze and research markets to determine where stores are needed; the best retail areas; available locations; the “marketability” of sites, based on cost and the best available location meeting Franchise criteria.
- Coordinate pro-active growth strategies with Brand Leaders in approved select markets.
Qualifications
- Bachelor’s Degree in business, Real Estate or related fields
- Master’s Degree a plus
- 7 years + direct experience in Leasing/Property Management, specifically head lease/sublease, renewals, lease extensions, rent negotiations, taking or negotiating additional options, lease administration and related Real Estate activity. Direct deal making experience a requirement, preferably on the corporate tenant side, knowledge of legal Real Estate documents and processes
- Experience in retail Real Estate new store development, Franchise experience a plus.
- Must be comfortable prioritizing, managing, and tracking a high number of projects and leases per year that require renewal, extension, or renegotiations annually.
- Ability to drive decision making within and outside the organization and gain consensus.
- Experience in drafting legal documents
- Experience in title, survey, and legal closing processes
